Position: Leasing Consultant FLSA Status: Non-Exempt Reports to: Property Manager
General Purpose
The Leasing Consultant provides information, onsite tours of the community, with the intent to lease apartments to prospective residents; provides customer service to existing residents to make a positive impact for the property.
Essential Duties and Responsibilities
Actively participate in leasing and marketing of the community to maximize occupancy.
Stand to meet and greet clients, prospects, and residents in a friendly and welcoming manner, always conforming to Fair Housing regulations.
Maintain the highest level of customer service and online presence to obtain satisfactory scores on surveys/reviews from residents and prospects.
Answer lease related questions in-person, over the phone or electronically. Involve Property Manager or Assistant Manager as needed.
Tour community, amenities and vacant apartments with prospects and have current knowledge of apartment specifications, vacancies, notices, and rental rates.
Advance preparation for new resident’s move-in by completing the Lease File Checklist prior to move in date by inspecting the unit, making sure the lease paperwork and keys are ready.
Utilize the lead management system, record all activity and accomplish daily follow up with all prospective residents in accordance with the policy of the property.
Inspect the model apartments and target apartments and tour path to ensure they are ready to show and make a good first impression to the potential residents.
Review current rental rates, apartment sizes, availability, and the amenities of property, and understand and utilizes Revenue Management System (if applicable).
Responsible for having a thorough knowledge of the surrounding area, comparable communities in the area, schools, shopping, bus lines, and be able to convert the knowledge into a selling benefit for the property.
Shop competitive properties in person and over the phone, and understand their pricing, fees, concessions, and amenities.
Develop full knowledge of application information required, understand the screening process and be familiar with the resident selection criteria.
Understand and maintain an on-going resident retention program under the direction of the Property Manager.
Maintain knowledge of current market conditions, as it pertains to your competition.
Send renewal letters to residents and track the number of renewals.
Courteously process resident communications including service requests, entering the request into Yardi and communicating the request to the Service Team.
Accurately complete lease forms and collect rental deposits.
Responsible for maintaining and updating Leasing Binder.
Responsible for uploading all resident and property files to Yardi in accordance with the Resident File Policy in the Operations Manual.
Clear and organize the desk and office areas to present a professional and pleasant “curb appeal” of the property.
Efficient and timely processing of all required administrative forms, reports and related information.
Attendance is imperative and this position will be required to maintain onsite hours.

Job Qualifications
Knowledge:
Knowledge of web platforms for virtual tours (i.e., Zoom)
Competence in personal computer skills, Microsoft Office, (including Word, Excel, and Outlook).
Yardi/Entrada experience is a plus.
Basic math skills required.
Learn and display knowledge of lease terms, unit specifications and all community policies.
Achieve Fair Housing certification (within 3 days) prior to interaction with prospects and residents.

Experience:
1-2 years sales and customer service experience.
Education:
High School diploma or equivalent
