Job DescriptionLeasing Agent – Affordable Housing (LIHTC / HUD / PBV)Location: San Diego County, CAEmployment Type: Full-TimeReports To: Community Manager / Property ManagerPosition SummaryThe Leasing Agent is responsible for managing all leasing activities for an affordable housing community, ensuring full compliance with LIHTC, HUD, Project-Based Voucher (PBV), and other layered funding program requirements.This position plays a critical role in maintaining occupancy goals, processing applicant files accurately, and providing excellent customer service while adhering to strict regulatory guidelines.The ideal candidate is detail-oriented, compliance-focused, and experienced in affordable housing leasing and certification processes.Key ResponsibilitiesLeasing & Occupancy ManagementManage the full leasing cycle from initial inquiry through move-inMaintain and monitor waitlists in accordance with the Tenant Selection Plan (TSP)Conduct applicant interviews and screeningsCoordinate and schedule unit tours and lease signingsEnsure units are leased in a timely manner to meet occupancy and lease-up goalsMaintain a pipeline of qualified applicants (minimum 2–3 ready files per vacancy)Affordable Housing ComplianceProcess and complete initial certifications in compliance with:LIHTC (Tax Credit)HUD / Section 8 / PBV programsHOME, MHSA, NPLH, or other layered funding (as applicable)Verify income, assets, and eligibility per program regulationsEnsure all files are complete, accurate, and audit-ready prior to submissionSubmit files to Compliance Department for approval in a timely mannerMaintain strict adherence to regulatory deadlines and requirementsFile Processing & DocumentationCollect and review all required documentation (income, assets, third-party verifications)Ensure all applicant files are complete before submission to avoid delaysTrack file status and follow up on pending documentationMaintain organized, complete, and compliant resident files (electronic and/or paper)Address and correct compliance findings within required timelinesCustomer Service & Resident RelationsProvide professional and respectful customer service to all applicants and residentsClearly explain program requirements, lease terms, and property rulesRespond to inquiries, emails, and calls in a timely mannerSupport resident move-in process to ensure a smooth transitionCoordination & Team CollaborationWork closely with:Property Manager / Community ManagerCompliance DepartmentCase Managers / Service Providers (for PSH / supportive housing)Coordinate unit readiness with maintenance staffCommunicate leasing updates, challenges, and pipeline status to managementReporting & SystemsUtilize property management software (e.g., RealPage, Yardi, or equivalent)Track leasing activity, applicant pipeline, and occupancy statusMaintain accurate data entry and reportingAssist with weekly/monthly leasing and occupancy reportsAdditional ResponsibilitiesAssist with recertifications as neededSupport audits and file reviewsEnsure adherence to Fair Housing laws and company policiesParticipate in training and compliance updates (e.g., Grace Hill)Perform other duties as assignedQualificationsEducation & ExperienceHigh School Diploma or equivalent requiredMinimum 1–2 years of leasing experience in affordable housing preferredExperience with LIHTC, HUD, or PBV programs strongly preferredKnowledge & SkillsStrong knowledge of:LIHTC regulationsHUD / Section 8 / PBV requirementsIncome and asset calculation methodsFamiliarity with Tenant Selection Plans (TSPs)Excellent attention to detail and organizational skillsStrong communication and customer service skillsAbility to manage multiple files and deadlines simultaneouslyProficiency in Microsoft Office and property management softwareCertifications (Preferred)Tax Credit Specialist (TCS) or equivalentHUD / Certified Occupancy Specialist (COS)Performance ExpectationsMaintain high file approval rates with minimal compliance correctionsMeet or exceed occupancy and leasing goalsEnsure timely processing of applicant filesMaintain audit-ready files at all timesProvide excellent customer service and professionalismCompensation & BenefitsCompetitive hourly pay or salary (based on experience)Performance-based incentives (leasing/occupancy bonuses)Comprehensive benefits package:Medical, Dental, Vision401(k) with company matchPaid Time OffPaid HolidaysOngoing training and professional development opportunitiesEqual Opportunity EmployerWe are committed to creating a diverse and inclusive workplace and are proud to be an Equal Opportunity Employer.
