Position: Lead Manufacturing Maintenance Technician III

Summary

The Lead Manufacturing Maintenance Technician III is the highest-level technical role within the Facilities Maintenance department. This position is responsible for maintaining, troubleshooting, repairing, and improving critical facility infrastructure, utilities, and mission-critical systems supporting biotech manufacturing, R&D laboratories, warehouse operations, and data center environments. The ideal candidate will possess extensive GMP-regulated maintenance experience, advanced troubleshooting capabilities, leadership skills, and expertise in facility systems including HVAC, boilers, utilities, electrical systems, and data center infrastructure.

Responsibilities

  • Maintain comprehensive knowledge of all facility infrastructure, utility systems, and mission-critical equipment.
  • Respond to facility alarms and execute troubleshooting, repair, and recovery activities.
  • Lead troubleshooting efforts on HVAC, boilers, pure steam generators, autoclaves, lab washers, RODI systems, refrigeration, plumbing, electrical, and pneumatic systems.
  • Operate, maintain, and support mission-critical data center infrastructure including CRAC units, UPS systems, and battery strings.
  • Perform and oversee preventive maintenance activities on facility equipment and building systems.
  • Participate in emergency on-call rotations and critical system recovery efforts.
  • Provide leadership, training, mentoring, and technical guidance to maintenance technicians.
  • Author, review, and manage GMP documentation including Change Controls, Deviations, CAPAs, Methods of Procedure (MOPs), SOPs, and Preventive Maintenance procedures.
  • Review and approve work orders for accuracy, completeness, and GxP compliance.
  • Serve as a facility and utility subject matter expert during audits and regulatory inspections.
  • Monitor facility performance through Building Management Systems (BMS), meter readings, inspections, and utility trend analysis.
  • Maintain accurate maintenance records within CMMS platforms.
  • Coordinate maintenance activities affecting mission-critical infrastructure with site stakeholders.
  • Review contractor work scopes, safety analyses, and verify quality of completed work.
  • Support commissioning and qualification activities (IQ, OQ, PQ) for facility and utility systems.
  • Develop reliability reports and recommend maintenance strategy improvements.
  • Support capital planning, equipment replacement strategies, and operational improvements.

Required Qualifications

  • High school diploma or equivalent required.
  • Technical certifications in multiple mechanical and/or electrical trades.
  • Valid driver's license.
  • Maryland 2nd Grade Stationary Engineer License required.
  • 10 12 years of facilities or utilities maintenance experience within GMP-regulated biotechnology, pharmaceutical, or life sciences environments.
  • Experience supporting at least two of the following environments:
    • GMP Manufacturing
    • R&D Laboratories
    • Warehouse/Distribution Operations
  • Advanced troubleshooting skills involving:
    • HVAC systems
    • Electrical systems
    • Plumbing systems
    • Refrigeration systems
    • Utility infrastructure
  • Experience authoring and managing GMP quality records, including:
    • Change Controls
    • Deviations/Problem Reports
    • CAPAs
    • Methods of Procedure (MOPs)
  • Previous experience serving as a shift lead, crew lead, or team lead.
  • Strong knowledge of:
    • Building Management Systems (BMS)
    • Computerized Maintenance Management Systems (CMMS)
    • FDA, cGMP, EH&S, and ISO regulations
  • Experience supporting emergency response and critical infrastructure recovery activities.

Preferred Qualifications

  • Maryland 1st Grade Stationary Engineer License.
  • EPA Section 608 Universal Certification.
  • OSHA 10-Hour or OSHA 30-Hour General Industry Certification.
  • NFPA 70E Qualified Electrical Worker Training.
  • Experience with Blue Mountain RAM or similar GMP-compliant CMMS systems.
  • Experience with Siemens Desigo, Johnson Controls Metasys, Honeywell, or similar BMS platforms.
  • Experience supporting data center infrastructure including CRAC and UPS systems.
  • Commissioning and qualification experience (IQ/OQ/PQ) within life sciences environments.
  • High Pressure Boiler and Low Pressure Boiler Operator Licenses.
  • Forklift, aerial lift, scissor lift, and powered industrial equipment certifications.
  • PLC troubleshooting experience (Allen-Bradley, Siemens S7, or equivalent).
  • Technical writing experience including SOPs, MOPs, and maintenance procedures.
