Lead Maintenance Technician

Location: Tampa, FL
Pay: $28 $31/hour, based on experience

About the Role

We are looking for a Lead Maintenance Technician to join our team and help maintain apartment communities in the Tampa area.

This is a hands-on position where you will help oversee day-to-day maintenance, troubleshoot building systems, support a small maintenance team, and make sure residents and properties receive excellent service.

If you have solid apartment maintenance experience, are comfortable with HVAC, plumbing, and basic electrical work, and have some leadership experience, we encourage you to apply.

What You'll Do
  • Handle day-to-day maintenance and repair requests.
  • Troubleshoot and repair HVAC, plumbing, electrical, and mechanical issues.
  • Perform preventive maintenance and routine property inspections.
  • Help lead and support maintenance technicians.
  • Coordinate repairs and maintenance projects.
  • Assist with apartment turns, renovations, and property improvements.
  • Use basic electrical testing tools such as a multimeter.
  • Keep maintenance records and track parts and supplies.
  • Follow safety procedures and maintain a clean, safe property.
  • Communicate with property management and residents as needed.
What We're Looking For Must Have
  • 3+ years of maintenance experience, preferably in multifamily/apartment properties.
  • Hands-on experience with HVAC, plumbing, and basic electrical troubleshooting.
  • Current HVAC certification.
  • Ability to work independently and solve maintenance issues.
  • Good communication and teamwork skills.
  • Some experience leading, training, or supporting other maintenance technicians.
  • Valid driver's license.
Nice to Have
  • Experience as a Lead Maintenance Technician or Maintenance Supervisor.
  • Experience working at multiple apartment communities.
  • Experience with apartment renovations or property upgrades.
  • Experience with preventive maintenance programs.
  • Experience using maintenance/work-order software.
