This leadership role ensures that the property is maintained to the highest standards of safety, functionality, and curb appeal while providing excellent service to residents.Position SummaryThe Lead Maintenance Technician supervises and coordinates maintenance activities, manages work orders, supports unit turnovers, and oversees contractor performance. This position serves as the primary technical resource on-site and works closely with the Community Manager to ensure efficient property operations.Key ResponsibilitiesLead and oversee daily maintenance operations for the communityAssign and prioritize work orders to ensure timely completionPerform and supervise appliance repairs, carpentry, plumbing, electrical, drywall, and painting workTroubleshoot and resolve HVAC-related issues (HVAC & CFC certifications preferred)Oversee and inspect work performed by outside contractorsEnsure quality control and adherence to safety standardsCoordinate and complete unit turnovers efficientlyMaintain inventory of tools, equipment, and suppliesParticipate in and manage the after-hours on-call rotationMaintain professional and positive resident relationsQualifications5+ years of apartment maintenance experience requiredPrior leadership or supervisory experience preferredStrong knowledge of appliance repair, carpentry, plumbing, electrical, drywall, and paintingHVAC/CFC certification strongly preferredAbility to work independently and lead a team effectivelyAbility to read, interpret, and oversee contractor work scopesProfessional demeanor and strong communication skillsValid driver's license and reliable transportation requiredPhysically capable of extensive mobility, lifting, and outdoor workWillingness to work weekends and participate in on-call rotationEOE.
