Position Overview:

The Lead Engineer at has overall responsibility for maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection. The Lead Engineer is accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation, developing and implementing strategies that will deliver products and services that meet or exceed the needs and expectations of residents, guests, and associates while maximizing financial performance. The Lead Engineer is responsible for maintaining company standards and compliance with regulatory requirements and leads the emergency response team for all facility issues.

 

Pay:  $67.31 - $67.31

The pay listed is the pay range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data. 


  • Key Responsibilities:

    · Provide outstanding customer service to all residents, family members, responsible persons, and visitors of residents in the community,

    · Assist in recruiting and hiring, and supervising staff in maintenance and housekeeping,

    · Monitor staff performance and provide feedback to staff to ensure high-quality services are being delivered consistently,

    · Maintain department staffing schedule and ensure appropriate staffing coverage daily,

    · Perform general maintenance work (light, electrical, painting, carpentry, etc.),

    · Remain knowledgeable of federal, state and municipal laws and regulations regarding assisted living/memory care communities, including state and municipal fire safety code and regulations, and ensure compliance with all such regulations,

    · Understand, operate and maintain HVAC equipment,

    · Monitor and maintain appropriate supply of materials in all work areas,

    · Assured that all equipment in the community is properly operational and maintained for resident comfort and convenience,

    · Routinely maintain and repair equipment and document any hazardous conditions,

    · Maintain resident units in good working order and perform necessary repairs in a timely manner (“unit turns”) after a resident moves out,

    · Conduct daily inspections of the building, grounds and equipment to determine necessary maintenance and repairs,

    · Maintain the community’s files of drawings, plans, equipment manufacturers’ instructions and warranty information,

    · Supervise safety, fire protection and fire prevention programs and conduct weekly inspections of all work areas and equipment,

    · Direct staff and residents in the event of fire and other emergency,

    · Ensure that personnel follow established safety practices (OSHA) and maintain the organization of the physical plant of the community,

    · Maintain the general appearance of the building including, but not limited to, managing and assisting with clean-up after events, movement of furniture and general building clean-up as necessary,

    · Oversee and supervise landscaping and snow-removal contractors to ensure quality work,

    · Manage preventative maintenance schedules and third-party contractors hired to perform preventative maintenance,

    · Establish and maintain an effective work-order system,

    · Ensure that preventative maintenance logs are maintained

     

    Building Systems Oversight:

    • Boilers, hydronic heating and expansion systems
    • Circulation pumps and domestic water systems
    • Heat exchangers and energy recovery units
    • HVAC (ventilation, DOAS, VRF/AC units)
    • Domestic hot water systems
    • Electrical distribution and controls
    • Building Automation System (BAS)

     

    Compliance Responsibilities:

    • Annual boiler and system inspections (DOB)
    • Fire alarm testing and Certificates of Fitness (FDNY)
    • Maintain fire protection and safe egress systems
    • Support DOH inspections and resident safety standards
    • FLSD (Fire & Life Safety Director) certification required/preferred

  • Qualifications:

    • Minimum 10+ years as a Lead/Chief Engineer
    • Proven managerial experience
    • Strong HVAC, mechanical, and electrical system knowledge
    • Experience in healthcare / senior living environments preferred

    Certifications:

    • FDNY Certificates of Fitness (List provided on separate document)
    • FLSD Certification (strongly preferred)
    • EPA Universal Certification
    • NYC Refrigeration or Boiler License (preferred)
