Mid-Level Land Use and Zoning Associate – Tysons, VA or Fredericksburg, VA

A well-established Virginia law firm known for its middle-market business clients is adding a mid-level associate to its commercial real estate practice, focused on land use, entitlements, and rezonings. You can work from the firm's Northern Virginia (Tysons) office or its Fredericksburg office. This role suits an attorney who enjoys working before local governments and seeing development projects through approval.

What you'll do

• Advise developers and property owners on zoning, land use, and entitlement questions under Virginia law and local ordinances
• Prepare and pursue rezonings, conditional use permits, special exceptions, variances, proffers, and other approvals
• Appear for clients before planning commissions, boards of supervisors, and boards of zoning appeals
• Lead land use and development due diligence on commercial transactions, including site plan and subdivision matters
• Negotiate with local government staff, elected officials, and community groups
• Coordinate engineers, planners, traffic consultants, and environmental experts on each project

What you bring

• Mid-level land use and zoning experience
• Admission to practice in Virginia
• Hands-on experience with Virginia entitlement processes and local hearings
• Strong writing and analytical skills
• Excellent communication skills and a collaborative mindset

Compensation and benefits

• Base salary of $160,000 to $190,000, depending on experience
• Performance and year-end bonuses, with a 1,750-hour billable target
• Firm-paid associate health insurance, plus a 401(k) with a safe harbor employer contribution
• Bar dues and malpractice covered, flexible scheduling, a defined path to partner, and an integration partner for laterals
