Land Acquisition Manager

Job Summary:

The Land Acquisition Manager is responsible for identifying, evaluating, negotiating, and securing land opportunities that support the company’s strategic growth objectives.  This position manages the acquisition process from initial land identification and feasibility analysis through due diligence, contract execution, entitlement coordination and closing ensuring each opportunity meets the company’s financial, operational and market requirements. 

Duties and Responsibilities:

• Develops and maintains relationships with landowners, brokers, developers and municipalities tracking opportunities through the online software platform.
• Sources and acquires land for the development of communities in the Indiana Market including but not limited to Boone, Hamilton, Hancock, Hendricks, Johnson, Madison, Morgan, and Shelby counties.  This includes off-market land opportunities as well as finished lot deals.
• Negotiate purchase price, terms, contingencies, deposits, closing dates, extensions, easements and other contractual provisions.
• Assists with the preparation of land acquisition packages for presentation and corporate approval.  Including collaboration with VP of Land, VP of finance, VP of Sales and VP of Purchasing as well as Area President and other members of the land team. 
• Performs project underwriting and initial analysis/evaluation process and inspection of all deals under consideration and generates letters of intent (LOI’s).
• Manage transaction details for each assigned deal including but not limited to contract deadlines, contingencies, deposits, extensions, seller and municipal commitments and closing requirements.
• Assist VP of land, Director of Land Development, legal counsel and title teams to resolve transaction issues.
• Assists in the land entitlement process as needed.
• Develops and maintains property contact listings through continuous research and analysis of available land; establishes and maintains builder and developer contacts for available lots.
• Monitors inventory of available excess lots for sale by other builders and developers.
• Collaborates with Land Manager of Data Analytics to refine Competitive Market Analysis (CMA) on a regular basis for proposed deals.
• Meets with seller/engineers/planners/municipalities/other agencies as required for each property under consideration.
• Assists with special projects as requested and performs additional duties as required.

Requirements

Minimum Education Experience:

Bachelor’s degree in business, real estate, or civil engineering. 3-5 years’ experience in real estate acquisitions (residential a plus). Ability to drive the market requires a valid driver’s license and good driving record.

Skills and Abilities:

Demonstrated success in homebuilding industry preferred. Persuasive attitude with outstanding negotiation and organizational skills; detail-oriented aptitude. Ability to research, interpret, analyze, and evaluate given information relative to the acquisition of appropriate land sites. Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization. Decisiveness and good judgment, problem-solving and analytical skills to act with authority and manage risk with little direction from others. Ability to work at a fast pace and manage workload efficiently. Working knowledge of given market and geographical locations.
