This position has a $16,170/year housing allowance.
Position Summary
The Operations Manager is responsible for the operational excellence, safety, security, and cleanliness of the CWC Jackson Campus. This role serves as the central hub for building utilization, managing the master schedule, and ensuring the facility is accessible and secure. The Operations Manager oversees external vendors to ensure peak performance of HVAC-R, fire safety systems, janitorial services (maintaining APPA Level 2 standards), and groundskeeping. This position requires 24/7 availability for facility emergencies and critical access issues.

Access Control & Scheduling
Contractor & Vendor Management
Custodial Services (APPA Level 2 - "Ordinary Tidiness"):Supervise third-party cleaning contractors to ensure the Center is maintained at APPA Level 2 standards at all times.
Standard: Floors and baseboards are bright and clean; there is no more than one day's accumulation of dust on surfaces; washroom fixtures are sparkling; and trash containers hold only daily waste.
Enforcement: Conduct regular Quality Assurance (QA) walkthroughs to verify standards are met before approving invoices.
Grounds & Snow Removal (APPA Level 2 - "High-Level Maintenance"):Oversee landscaping and snow removal contractors to ensure APPA Level 2 grounds standards are maintained.
Standard: Turf is healthy and uniformly green; weed control is effective (less than 5% weeds); trees and shrubs are pruned annually; and paved surfaces are kept free of litter/debris.
Snow Removal: Given the Jackson climate, monitor weather forecasts to trigger snow removal proactively. Ensure "bare pavement" conditions for parking lots, sidewalks, and entryways immediately following weather events to prevent liability and ensure student safety.
Building Systems Oversight: Manage contracts and performance for specialized building systems, specifically HVAC-R and fire alarm panels. Ensure Preventative Maintenance (PM) schedules are strictly followed to maintain warranty and safety compliance.
Vendor Relations: Solicit bids/quotes, negotiate service agreements, and approve invoices for all contracted work.
