    A Day in the Life

    Prologis’ Investment Analyst Program (IAP) is a rigorous two-year foundational training program for excellent emerging real estate investment leaders.

    As an analyst program participant, you’ll be immersed in the entire development and transaction lifecycle, including acquisition, development, and financing strategies, while interacting with teams across the organization.

    Investment Analyst Program participants play a key role in Prologis’ current and future success.

    Participants will be based in either San Francisco or New York City, with full-time, in-office presence required. We will consider candidate location preference, but ultimate location placement is dependent on program needs. This two-year program offers a structured pathway for professional learning, growth, and development, providing participants with hands-on experience, mentorship, and exposure to diverse areas of the business.

    While many participants successfully transition into full-time roles after completing the program, continuation of employment is not guaranteed. Flexibility to relocate is an essential requirement for program participation.

    Key Responsibilities Include:

    • Build discounted cash flow models used to analyze returns for potential acquisitions.
    • Create pro forma models for potential built-to-suit or speculative development projects.
    • Work directly with Investment Officers to prepare investment memos for senior management and Investment Committee.
    • Compile and maintain sales comparable databases for markets across various regions.
    • Prepare and maintain base-case pro forma models for the existing land bank.
    • Maintain and monitor regional deployment pipelines in Salesforce to ensure accuracy.
    • Develop longstanding relationships with brokers, architects, contractors, and engineers.
    • Collaborate with teams across multiple departments to gain broad exposure to different aspects of the business.
    • Participate in select global projects and strategic initiatives to understand how international priorities and market dynamics shape local investment decisions.

    Building Blocks for Success

    Required:

    • Bachelor’s degree, preferably in Real Estate, Business, Finance, or an adjacent field of study.
    • 0–2 years of full-time work experience. At a minimum, candidates must demonstrate relevant skills gained through undergraduate internships and/or volunteer opportunities in Business, Real Estate, or Finance.
    • Superior analytical thinking, attention to detail, and problem-solving capability.
    • Superior interpersonal and leadership skills, including high self-awareness, humility, and a growth mindset.
    • Demonstrated ability to navigate ambiguity and manage complexity.
    • Ability to understand primary real estate market economics, including market demand and supply, vacancy, absorption, and micro- and macroeconomic issues affecting properties.
    • Demonstrated emotional intelligence and ability to build strong relationships with colleagues and customers.
    • Advanced Microsoft Excel skills.
    • Demonstrated willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

    Preferred:

    • Exposure to Argus is a plus.

    Hiring Salary of: $100,000. Salary and total compensation (target bonus) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
