Position Summary

The HVAC Technician is responsible for the safe, reliable, and compliant operation, maintenance, troubleshooting, repair, and installation of HVAC and mechanical systems supporting the Qnity Marlborough manufacturing, laboratory, warehouse, and office facilities. The position plays a critical role in maintaining environmental conditions that support manufacturing operations, employee comfort, product quality, and regulatory compliance.

The successful candidate will perform preventive and corrective maintenance on HVAC equipment, support capital and reliability projects, collaborate with internal stakeholders and contractors, and ensure adherence to all Environmental, Health & Safety (EHS) requirements. In addition to hands-on HVAC maintenance responsibilities, this position serves as the team lead for embedded HVAC contractors, providing technical direction, work coordination, safety oversight, and quality assurance for contracted HVAC services.

Work Hours

• Monday to Friday, 6:45am to 3:30pm
• On call & scheduled outage responsibilities. Be available for calls on off hours if problems arise.
• The position offers overtime hours contingent on business demand.

Pay Rate: $40.00 per hour

Key Responsibilities

HVAC & Mechanical Systems

• Perform preventive maintenance, inspections, troubleshooting, and repair of HVAC systems including:
  • Air Handling Units (AHUs)
  • Rooftop Units (RTUs)
  • Chillers
  • Boilers
  • Exhaust and ventilation systems
  • Split systems and package units
  • Pumps, motors, VFDs, and related controls
• Diagnose mechanical, electrical, and control system issues using appropriate testing equipment.
• Install, modify, and commission HVAC equipment and associated components.
• Monitor system performance and recommend reliability improvements.

Facilities Support

• Maintain temperature, humidity, and ventilation systems supporting manufacturing and laboratory operations.
• Support facility utility systems and building infrastructure as assigned.
• Coordinate with production, engineering, EHS, and contractors to minimize operational disruption.
• Respond to equipment breakdowns and emergency maintenance requests.

Reliability & Continuous Improvement

• Utilize CMMS systems (e.g., MaintainX) to manage work orders, document repairs, and update asset history.
• Participate in root cause investigations and corrective action implementation.
• Identify and execute cost, energy, reliability, and safety improvement opportunities.
• Support Kaizen and continuous improvement initiatives.

Safety & Compliance

• Follow all site EHS policies, Lockout/Tagout (LOTO), confined space, hot work, and permit requirements.
• Ensure work is performed in accordance with OSHA, EPA, Massachusetts regulations, and company standards.
• Participate in risk assessments and job safety analyses (JSAs).
• Maintain accurate maintenance and compliance documentation.

Project Support

• Support HVAC capital projects, equipment upgrades, and contractor activities.
• Review contractor work for quality, safety, and compliance.
• Assist with equipment specifications, quotations, commissioning, and turnover activities.

Required Qualifications

• Massachusetts Journeyman HVAC/Refrigeration License (required).
• High School Diploma or GED.
• Minimum 5 years of commercial, industrial, pharmaceutical, biotechnology, or manufacturing HVAC experience.
• EPA Section 608 Universal Certification.
• Strong troubleshooting experience with HVAC, refrigeration, and building mechanical systems.
• Ability to read and interpret:
  • Mechanical drawings
  • P&IDs
  • Construction documents
  • Equipment manuals
  • Control diagrams
• Proficiency with computerized maintenance management systems

(CMMS).
