Description

Job Title: HVAC BIM Engineer
Location: Fremont, CA
Duration: 3-6+ Months Contract to Hire or Extensions
Rate Range: $50-55/hour


SUMMARY:
We are seeking an experienced HVAC BIM Designer to deliver coordinated, construction-ready 3D models for commercial, institutional, healthcare, industrial, or multi-family projects. The ideal candidate has a proven track record producing HVAC BIM content from design development through construction administration, and works effectively across disciplines including architectural, structural, electrical, plumbing, and fire protection teams. This role places a strong emphasis on model accuracy, clash detection and resolution, constructability, and adherence to project BIM Execution Plans (BEPs) and established standards.

RESPONSIBILITIES:

  • Produce and maintain HVAC BIM models from schematic design through IFC/construction documents and as-builts.
  • Model mechanical systems to defined Levels of Development (LOD 300–400) and maintain data-rich models, including parameters for equipment tags, flow rates, and pressure drops.
  • Participate in interdisciplinary coordination meetings, run and resolve clash detection, and proactively identify design issues and constructability concerns.
  • Collaborate with architectural, structural, electrical, plumbing, and fire protection teams to ensure fully coordinated, construction-ready models.
  • Support project delivery across design-build, design-bid-build, and IPD or collaborative delivery methods.
  • Support field teams by responding to RFIs and reviewing shop drawings and submittals against the BIM model.
  • Maintain compliance with project BIM Execution Plans (BEPs), naming conventions, shared coordinates, and linking strategies.
  • Generate accurate sheets, schedules, and data extracts from the model to support design and construction teams.
  • Mentor junior modelers and help enforce quality standards (senior/lead roles).

REQUIRED SKILLS:

  • Bachelor’s degree in Mechanical Engineering, Architectural Engineering, HVAC Engineering, Building Sciences, or a closely related field preferred.
  • 5+ years of progressive experience in HVAC design and BIM modeling (3–5 years for mid-level roles; 7–10+ years for senior/lead roles).
  • Proven experience producing HVAC BIM models from schematic design through construction documents and as-builts.
  • Experience on projects of meaningful scale and complexity (e.g., hospitals, labs, data centers, high-rises, campuses, industrial facilities).
  • Direct involvement in interdisciplinary coordination meetings, clash detection workflows, and issue resolution.
  • Autodesk Revit (HVAC/Mechanical) – advanced modeling, families, worksharing, phasing, view templates, schedules, and parameters.
  • Navisworks Manage or equivalent – clash detection, aggregation, quantification, and coordination.
  • AutoCAD, including 2D production and legacy support.
  • Strong understanding of mechanical systems: airside (AHUs, VAVs, ductwork, diffusers), waterside (chilled/heating water, pumps, piping), refrigeration, controls basics, and exhaust/ventilation.
  • Working knowledge of applicable codes and standards, including IMC/UMC, ASHRAE (62.1, 90.1, 55, etc.), NFPA, SMACNA, local amendments, and energy codes.
  • Knowledge of constructability, installation clearances, access/maintenance space, and coordination with structure and architecture.
PREFERRED SKILLS:
  • BIM 360 / Autodesk Construction Cloud (Client) or similar common data environment (CDE) platforms.
  • Dynamo or basic computational design/scripting for repetitive tasks and quality control.
  • HVAC load calculation and energy analysis tools (Carrier HAP, Trane TRACE 3D Plus, IESVE, Client, or equivalent).
  • Fabrication/detailing tools (e.g., Revit Fabrication Parts, CAM-related workflows) for roles that include detailing.
  • Point-cloud / reality-capture workflows (Recap, scan-to-BIM) for renovation projects.
  • Familiarity with other platforms such as Archicad, Bentley, or Tekla is a plus.
