Specific Duties and Responsibilities:
A. Grounds
Walk exterior of property from front to back picking up any trash, cigarette butts, cans, bottles, and other material daily.
Run the compactor as needed if applicable.
Empty trashcans at mail house, laundry room, pool area, etc., as applicable, daily.
Regular cleaning of trash rooms and or pressure washing as applicable of compactor rooms.
Maintain, clean, and organize storage areas under the direction of Service Manager.
Ensuring amenities and common areas are clean and free of trash and debris including but not limited to gazebos, playgrounds, mail centers, breezeways, trash/compactor etc.
Observe established policies and procedures. Follow the prescribed cleaning schedule as defined by supervisor.
B. Service Requests
Complete service requests as directed by the Service Manager.
Log and complete requests on mobile devices.
Make Service Manager aware of any concerns noted in apartment homes that may require follow-up when completing service requests.
C. Painting/ Pressure Washing
Keep curbs and speed bumps painted neatly.
Paint Handrails
Pressure wash porticos, breezeways, sidewalks, trash pads and all other applicable surfaces.
D. Pool
Daily clean and organize pool area and furniture where applicable.
Test pool water as required by the county inspector.
Clean skimmers, vacuum, backwash, add water, and clean pump baskets as needed.
If CPO, add chemicals as directed by Service Manager.

I. Occasional Duties
Occasional duties outside of routine work may be assigned by Property or Service Manager.
Provide additional services during times of inspections.
Deliver resident notices as necessary.
J. Internal Policies
Follow and adhere to all company policies including Life/Safety, Mold and Mildew, Uniforms, Bedbugs etc.
Adhere to the handheld telephone policy and ensure the phone is charged and operational daily.
Experience/Qualifications:
A. Previous Work Experience
This is an entry-level position.
Prefer some experience in pool care or pool seminar.
Experience in dealing with the general public is helpful.
B. Education/Training
High School diploma or GED preferred but not required.
Trade school courses in basic HVAC, plumbing, pool care, etc. helpful but not required.
C. Physical/Health/Schedule
General good health with the ability to climb ladders, enter attics, move appliances, and perform other normal activities associated with grounds-keeping.
Personal grooming, dress, and appearances in keeping with normal expectations for maintenance professionals.
Can assist Community Manager and/or Assistant Manager in all duties, which he/she may be assigned which may include flex hours outside of published office hours.
