Ground Up Superintendent - Matawan, NJ

Our client is seeking an experienced Superintendent to oversee the successful delivery of a ground-up 20-unit condominium project totaling approximately 55,000 square feet in Monmouth County, NJ. This individual will be responsible for managing daily field operations, maintaining project schedules, enforcing safety standards, and ensuring quality execution from sitework through project completion.

Description

• Manage all day-to-day construction activities on site.
• Coordinate subcontractors, vendors, and suppliers to ensure adherence to project schedules.
• Oversee the construction of a 20-unit, 55,000-square-foot ground-up condominium development.
• Conduct daily site inspections and maintain quality control standards.
• Enforce OSHA and company safety regulations, ensuring a safe work environment.
• Monitor project progress and proactively resolve construction issues.
• Lead subcontractor meetings and coordinate work sequencing among trades.
• Review construction drawings and specifications to ensure compliance.
• Collaborate with project managers, owners, architects, and consultants.
• Maintain project documentation including daily reports, schedules, and site logs.
• Assist with inspections, punch lists, closeout activities, and project turnover.

Profile

A successful Ground Up Superintendent should have:

• 5+ years of experience as a Superintendent with a general contractor.
• Proven experience managing ground-up construction projects from start to finish.
• Experience in residential, multifamily, commercial, or mixed-use construction preferred.
• Strong understanding of construction sequencing, scheduling, and quality control practices.
• Ability to lead teams, manage subcontractors, and maintain project momentum.
• Knowledge of local building codes, permitting processes, and safety regulations.
• Proficiency with construction management software and technology platforms.
• OSHA 30 certification preferred.
• Excellent communication, leadership, and problem-solving skills.
• Ability to read and interpret blueprints, specifications, and project schedules.
