Responsibilities:
- The General Manager serves as the senior business leader for a multi-plant manufactured housing operation with full accountability for profitable growth, operational performance, product competitiveness, channel effectiveness, customer satisfaction, and market leadership.
- This leadership role has complete responsibility for the financial and operational success of manufacturing facilities located in Ephrata and Claysburg, Pennsylvania, while ensuring the business delivers homes that meet evolving consumer demands, local market expectations, and channel partner needs.
- The General Manager operates as the leader of a regional business unit and is accountable for the entire value chain, including safety, quality, manufacturing, supply chain, product strategy, pricing, dealer and builder performance, digital merchandising, marketing effectiveness, customer experience, and profitability.
- Working cross-functionally with enterprise operations, sales, marketing, engineering, finance, human resources, and product development teams, the General Manager drives sustainable growth, market share expansion, operational excellence, and superior financial results.
What you will do:
Business Unit Leadership & P&L Ownership
- Lead the overall performance and profitability of a multi-site manufactured housing business.
- Develop and execute annual strategic and operating plans aligned with company objectives.
- Own full P&L responsibility, including revenue growth, gross margin, EBITDA, working capital, and return on invested capital.
- Establish clear business objectives and ensure accountability throughout the organization.
- Drive sustainable growth through operational excellence, commercial effectiveness, and market leadership.
- Serve as the senior leader responsible for all business outcomes within the region.
Product Strategy & Market Leadership
- Own the product portfolio for homes produced within the plant, aligning to regional and national product strategy.
- Ensure floorplans, elevations, specifications, features, décor packages, and options align with local market expectations and consumer preferences.
- Continuously evaluate market trends, competitor offerings, builder requirements, and community needs.
- Partner with engineering, product development, and sales teams to identify opportunities for product innovation and differentiation.
- Drive a customer-centric product strategy that increases market share and profitability.
- Ensure products remain competitive, relevant, and aligned with emerging housing trends.
Pricing, Revenue & Margin Optimization
- Own pricing strategy for base homes, options, upgrades, and value-added offerings.
- Establish pricing that balances customer value, market competitiveness, volume objectives, and profitability goals.
- Maximize gross margin and contribution margin through disciplined pricing and product mix management.
- Analyze market conditions, competitor pricing, customer demand, and margin performance to optimize revenue.
- Drive option penetration and upgrade adoption to improve profitability.
- Review and approve pricing actions supporting strategic business objectives.
Channel Development & Commercial Leadership
- Partner with sales leadership to drive growth across retailers, dealers, builders, developers, and community operators.
- Ensure distribution partners effectively represent and promote company products.
- Evaluate channel performance, sales effectiveness, and market penetration.
- Support dealer growth, training, and development initiatives.
- Participate in key customer, dealer, and builder relationships.
- Collaborate with sales teams to improve conversion rates, customer acquisition, and market share.
- Lead initiatives that strengthen channel partnerships and long-term business growth.
Marketing & Digital Merchandising
- Ensure all homes are effectively presented across digital, retail, dealer, builder, and community channels.
- Partner with marketing teams to drive awareness, customer engagement, lead generation, and sales growth.
- Oversee product merchandising, photography, virtual tours, digital assets, floorplans, and online product content.
- Ensure homes are positioned effectively across websites, social media, digital advertising, and sales platforms.
- Monitor customer engagement and market response metrics.
- Champion best-in-class customer experiences throughout the buying journey.
Manufacturing & Operational Excellence
- Direct all manufacturing operations across multiple production facilities.
- Lead plant leadership teams to deliver safety, quality, productivity, delivery, and cost objectives.
- Develop and execute operating plans supporting business growth and profitability goals.
- Drive Lean Manufacturing, Six Sigma, Kaizen, and continuous improvement initiatives.
- Optimize labor utilization, workflow efficiency, facility performance, and equipment effectiveness.
- Ensure facilities have the resources and capabilities necessary to achieve strategic objectives.
- Build a culture focused on operational discipline, accountability, and continuous improvement.
Manufactured Housing & Regulatory Compliance
Ensure all homes are manufactured in compliance with:
- HUD Manufactured Home Construction and Safety Standards (24 CFR Part 3280).
- Quality Assurance Manual requirements.
- DAPIA requirements.
- IPIA requirements.
- State regulatory and installation requirements.
Additional responsibilities include:
- Maintaining successful inspection and audit performance.
- Leading corrective action efforts arising from internal and external audits.
- Ensuring compliance across all operational and product activities.
- Driving rapid implementation of regulatory and product changes.
Financial Management
- Develop and manage annual budgets, forecasts, and capital investment plans.
- Monitor product profitability, labor performance, inventory, material costs, and operating expenses.
- Identify opportunities to improve margins, reduce costs, and increase operational efficiency.
- Review monthly financial performance and implement corrective actions as necessary.
- Drive EBITDA improvement initiatives and long-term value creation.
- Manage capital allocation decisions supporting growth and productivity improvements.
Customer Experience & Brand Reputation
- Customer-first culture throughout the organization.
- Monitor customer satisfaction, warranty trends, and service performance.
- Lead root cause analysis and corrective actions to improve customer outcomes.
- Partner with sales and service teams to ensure expectations are consistently met or exceeded.
- Protect and enhance the reputation of the company's brands within the market.
- Drive continuous improvement in customer experience metrics and retention.
Supply Chain & Materials Management
- Collaborate with supply chain and purchasing teams to ensure material availability and continuity.
- Improve supplier performance across quality, delivery, and cost metrics.
- Manage inventory levels and working capital performance.
- Mitigate supply disruptions through proactive planning and supplier development.
- Support strategic sourcing initiatives that improve profitability and operational performance.
Leadership, Talent & Culture
- Build, develop, and mentor high-performing leadership teams.

- Lead succession planning and leadership development initiatives.

What you will need:
- Bachelor's degree in Business, Engineering, Operations Management, Manufacturing, Construction Management, or related field required.
- MBA or advanced degree preferred.
- 10+ years of progressive leadership experience with increasing operational and business responsibility.
- 5+ years leading multi-site manufacturing, construction, building products, housing, automotive, RV, or related operations.
- Demonstrated success with full P&L ownership and business leadership responsibilities.
- Experience leading both operational and commercial performance initiatives.
- Proven track record of driving revenue growth, margin expansion, operational excellence, and organizational development.
- Experience managing large hourly and salaried workforces.
