Under the supervision of the On Site Shift Supervisor, the General Maintenance Worker/Helper (GMW/Helper) performs work in maintenance, repair and operation of complex buildings equipment and systems such as performed by a stationary engineer, air conditioning equipment mechanic, maintenance electrician and/or maintenance plumber/pipe fitter. The GMW/Helper performs preventive maintenance and routine servicing of equipment and maintains and provides for the safe condition and operation of heating and plumbing equipment.
Primary/Major Duties and Responsibilities (Essential Functions):
Under the direct supervision of qualified personnel, performs a variety of work in the maintenance and repair of buildings and grounds at the facility, including carpentry, glazier, electrical, plumbing, masonry, painting, grounds maintenance, and masonry tasks; reports mechanical malfunctions to appropriate supervisor for action; completes service requests and updates work logs for specific site requirements; removes and responds to safety hazards; as a part of the site support team, assists with special projects periodically as directed; maintains clean, safe and orderly work sites.
- Electrical: performs basic electrical repair work for switches, outlets, plugs, cables, appliances, and lighting systems; reports unsafe electrical conditions.
- Plumbing: Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces seals and other minor parts;
- Grounds Maintenance: Maintains grounds in clean, safe, and orderly manner.
- Repairs or replaces defective equipment parts using hand tools and power tools, and reassembles equipment.
- Maintains parts, supplies, and equipment advising the supervisor when supplies need to be ordered.
- Maintain related records concerning time, labor and materials; maintain a log of tasks performed and write reports as necessary.
- Assists with the completion of work orders; work with building principals and supervisors to complete projects
- Assist with the team when responding to emergency calls.
- Perform preventive maintenance on tools and equipment.
- Follow established safety procedures and techniques to perform job duties, including lifting, climbing, etc.
- Correct unsafe conditions in work area and report any conditions that are not correctable to supervisor immediately.
