ABOUT THE ROLE

CBRE Global Workplace Solutions is looking for a technically grounded FM Engineering Operations Director to lead facilities operations for a global semiconductor equipment manufacturer. This is a leader-of-leaders role. You will lead and develop a team of managers and senior managers, act as the client's go-to technical resource on building systems, and serve as a trusted advisor to CBRE leadership. You do not need to be the deepest expert on every system, but you do need to understand them well enough to recognize what is at stake and to direct the right resources.

WHAT YOU'LL DO

Technical leadership and client partnership

  • Serve as the senior technical resource to the client on critical building systems, including HVAC, chilled water, electrical distribution, exhaust and scrubbed exhaust, and other critical utilities.
  • Assess the scope and risk of major technical events such as planned shutdowns, system upgrades, and equipment failures, and direct internal and vendor resources accordingly.
  • Translate technical issues into clear, fact-based recommendations for client stakeholders, from site leads to senior executives.
  • Engage confidently with the client's senior executives, including executive-facing spaces such as auditoriums and events, bringing a polished, hospitality-minded approach.

People leadership

  • Lead, coach, and develop 2-3 managers and senior managers, building bench strength and preparing them for larger roles.
  • Partner with and support the senior soft services manager to deliver a seamless workplace experience alongside technical operations.
  • Own staffing, selection, performance management, and retention for your team; set clear expectations and model CBRE's values.

Operations and financial management

  • Own the account's financial performance, supervising operating and capital budgets, forecasts, management plans, monthly performance reports, and variance reports.
  • Oversee and approve special billings, and ensure all reporting is accurate, timely, and complete.
  • Conduct regular inspections across the portfolio; recommend and direct maintenance, alterations, and reconditioning as needed.
  • Develop and maintain policies, procedures, and quality controls that keep operations consistent across Fremont, Livermore, Tualatin, and Phoenix.
  • Support account growth and contract renewals by identifying opportunities, contributing to proposals, and presenting to client leadership.
  • Champion a strong HSE culture: support stop-work authority, investigate unsafe conditions, and ensure your team completes all required safety training.

WHAT YOU'LL BRING

  • 10-20 years of facilities experience with a strong technical foundation in complex or critical environments such as semiconductor, light industrial, R&D labs, or regulated manufacturing (pharmaceutical, medical device).
  • Working knowledge of building systems: HVAC and chilled water operations, electrical systems (including reading one-line diagrams), exhaust and scrubber systems, and critical facility equipment.
  • Experience leading managers or supervisors, with a track record of developing people and building high-performing teams.
  • Executive presence and communication skills: you can write and deliver presentations, present facts clearly, and hold your own respectfully in senior-level meetings.
  • Financial acumen across operating and capital budgets, forecasting, and variance reporting.
  • Bachelor's degree (BA/BS). An engineering degree is not required; demonstrated technical depth matters more.
  • Proficiency with Microsoft Office and CMMS/work order systems; understanding of contracts and related documents.

Preferred

  • Experience as a Senior Chief Engineer or Engineering Manager who has moved into broader client-facing and people leadership.
  • Experience in semiconductor or semiconductor equipment environments.
  • Professional credentials such as CFM, FMP, SMA/SMP, CEM, or a PE license.

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future
