POSITION SUMMARY:

The Floating Maintenance Service Technician serves as a maintenance resource across multiple apartment communities in the Des Moines metro area, providing coverage and support where needed. This role performs unit make-readies, apartment repairs, preventive maintenance, and work order completion while maintaining high standards of quality, safety, and customer service.

This position participates in an on-call rotation, providing 24-hour emergency response. Regular work hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. Must be available for overtime and emergency response as needed when on call. All overtime must be approved by a direct supervisor.

ESSENTIAL DUTIES & RESPONSIBILITIES:

  • Reports directly to the Senior Lead Maintenance Technician, who has primary authority in assignments of property coverage.
  • Coordinates maintenance priorities and objectives with the Residential Property Manager, of assigned property, on a daily basis. Collaborate with associates from other communities and members of the corporate support team as needed.
  • Diagnoses and completes minor, complex, and routine maintenance/repairs in a timely, efficient, and professional manner, independently. Ensures all service requests are addressed and completed daily whenever possible. Accurately documents all work performed, including materials and parts used, and submits completed service requests to the Residential Property Manager by the end of each business day. Follows up on both completed and outstanding service requests to ensure quality workmanship and resident satisfaction.
  • Cover communities during maintenance support absences.
  • Performs effective after-hours emergency maintenance as required. Maintains responsibility for company-provided vehicle and mobile phone during on-call periods, remaining available 24 hours per day. Respond promptly and professionally to emergency service calls, engaging approved third-party vendors when appropriate. Communicates and coordinates follow-up with the Residential Property Manager to ensure all work is completed and any outstanding maintenance needs are clearly documented and addressed. Demonstrates thorough knowledge of, and compliance with, all on-call procedures and expectations.
  • Responds to HVAC trouble calls and completes repairs and replacements as needed at their community and other communities within the guidelines, codes, and laws as may be applicable.
  • Fosters positive relationships with residents, coworkers, and company associates by demonstrating a professional, service-oriented approach. Consistently maintains a friendly, courteous, and respectful demeanor.
  • Conducts daily inspections of the community exterior and performs routine upkeep of buildings, grounds, and common areas in accordance with company standards. Responsible for maintaining clean, attractive, and orderly curb appeal, including trash and debris removal, weed pulling and spraying, mulching, and basic tree and shrub maintenance.
  • Inspects vacated apartment homes and completes make-ready checklists. Performs routine make-ready work to return units to move-in–ready condition, including painting, general repairs, drywall, and light plumbing and electrical work. Completes trash-outs and coordinates unit status with the Residential Property Manager and community team to ensure apartments meet company standards and availability goals.
  • Performs and reports on, all work according to the safety standards of the company, OSHA, and health codes.
  • Maintains secure control of master keys in accordance with company key control and security policies.
  • Other duties as assigned.

QUALIFICATIONS:

  • High school diploma, trade school diploma, or GED equivalent; equivalent relevant work experience in lieu of a degree may be considered.
  • Advanced working knowledge of residential building systems including plumbing, electrical, HVAC, and appliances
  • Must provide own basic tools or be willing to obtain the required hand tools pertinent to this position.
  • Mobile phone with access to a data plan.
  • Driver’s license and clean driving record required.
  • Ability and willingness to travel within the Des Moines Metro.
  • CPO, CAMT, EPA Preferred

KNOWLEDGE & SKILLS:

  • Strong understanding of work orders, preventive maintenance tasks and make-ready standards
  • Excellent Customer service and interpersonal communication skills
  • Ability to follow checklists, written procedures, and company standards
  • Demonstrates reliable attendance, strong work ethic, and attention to detail
  • Ability to provide courteous and professional resident service
  • Knowledge of and adherence to applicable safety procedures and standards. Must demonstrate a safety-conscious, steady, and dependable approach to work, including proper use of tools and equipment, compliance with company policies and OSHA requirements, and timely reporting of hazards, unsafe conditions, or incidents.

*Hiring Range for this role is $27-$30 depending on experience
