    Description

    Location: Dallas, Texas | Office-based
Industry: Data Center Development | Investments and Infrastructure Finance
Employment: Full-Time, Direct Hire | Manager (level flexible)
Compensation: Approximately USD $160,000 base | Performance bonus

    The Opportunity

We are partnering with a company that develops, builds and powers large-scale data center campuses. It secures land and power, delivers the campus, and leases it to hyperscale customers on long-term contracts. The company is growing from about twenty people to well over two hundred over the next two years.

It is now building the capital structure behind that growth: project-level financing, securitizations and equity raises, plus the underwriting discipline that decides which sites get built at all.

This is the company's first dedicated investments hire. Today the executive team carries the underwriting, property analysis and investment committee preparation itself, and you take that on. You report to the VP / Director of Finance, work in the Dallas office alongside the President, and deal directly with the executive team, the commercial team and the Board. As financings progress, your exposure to lenders and investors grows.

    What You'll Own

    • Underwrite new data center developments and acquisitions, building and owning project-level models that cover development cost and phasing, power, operating assumptions, customer economics and risk.
    • Lead property and site analysis of land, campuses and acquisition targets, including development cost, power delivery, lease economics and downside cases.
    • Work with the commercial team on lease pricing, customer economics and deal structures, so commercial terms reconcile with the underwriting.
    • Write investment committee memoranda, and help build and run the investment committee process itself: papers, assumptions, approvals and post-decision tracking.
    • Prepare Board and Executive Committee materials and the analysis behind investment decisions.
    • Analyze acquisitions, joint ventures, development projects and new market entry.
    • Support corporate and project-level financings, working across development, construction, commercial and legal to keep underwriting assumptions current.

    What You Bring

    • A degree in finance, accounting, economics, engineering or a related field.
    • Experience in investment banking, infrastructure or real estate investing, project finance, private equity or strategic finance.
    • Advanced modeling and valuation.
    • Commuting distance to the Dallas office.
    • Sponsor-side underwriting experience. You have underwritten assets that did not yet exist, with construction cost and phasing in the model. Analysis of companies or assets that already operate does not substitute.

    Who Gets Our Attention

The level is deliberately flexible. This suits a strong analyst ready to step up into broader ownership, or someone stepping down from a more senior seat at a larger platform in exchange for scope and proximity to the decisions.

Direct experience in digital infrastructure, power and utilities, real estate, investment banking or private equity is strongly preferred. So is exposure to evaluating large-scale infrastructure, energy and power, digital infrastructure or real estate investments, and to investment committee or equivalent approval processes.

Familiarity with power as a constraint is a significant advantage. In this asset class, the risk that decides outcomes is power delivery against lease commencement.

    The Person

You have the confidence to contribute in front of senior leadership, and the appetite to grow into rooms with lenders and investors over time.

You own your work and roll up your sleeves. This is a hands-on seat. Your models and memoranda will be relied on for real investment decisions, so rigor and accuracy in the detail matter. You can run several workstreams at once and prioritize clearly, with support from the executive team.

You are commercially curious. You want to know what the numbers mean for the business, and you are willing to learn across development, construction, commercial and legal.

    Why This One?

The scope. At a bank or a large platform, underwriting, the pricing conversation and the investment committee sit in different teams. Here this seat owns all of it, with direct access to the President, the commercial team and the Board, inside a business that is deciding what it builds right now.

The business is early-stage, with limited process, limited tooling and no team beneath you on day one. An analyst hire is planned. It suits someone who wants to build the infrastructure rather than inherit it.
