    You are a hands-on facilities professional and working leader who takes pride in creating safe, well-maintained, and welcoming environments. You bring broad experience across multiple trades and are just as comfortable coordinating the work of a team as you are rolling up your sleeves to complete a repair, prepare a residential unit, troubleshoot an issue, or help get an important job across the finish line.

    You are organized, resourceful, and able to balance competing priorities across multiple locations. You know how to assess what needs to be done, deploy people and materials effectively, and maintain high standards for safety, quality, and efficiency. You communicate well with facilities leaders, team members, vendors, and other departments and understand the importance of keeping everyone informed when priorities or conditions change.

    WHAT YOU’LL DO

    As the Facilities Supervisor, you will supervise and coordinate assigned property management field operations across LLV campuses. You will directly oversee the daily activities of the Unit Turn Team and Building Engineer while partnering closely with campus Building Services leaders to prioritize needs and deploy resources. This is a working supervisor position, meaning you will actively perform maintenance, repair, unit turnover, and light construction work in addition to leading the team and your responsibilities will include:

    • Unit Turn Operations: Oversee the planning, scheduling, and completion of residential unit turnovers across assigned LLV properties. Coordinate assessments, repairs, painting, flooring, fixture replacement, cleaning, punch-list items, and final readiness checks to ensure units are safe, attractive, and ready for occupancy.
    • Hands-On Facilities Support: Work alongside the team to personally perform general maintenance, repairs, unit turn work, painting, flooring, basic carpentry, drywall repair, fixture replacement, and light construction or improvement work. Provide direct support when staffing is limited, operational priorities require additional resources, or deadlines need to be met.
    • Building Systems Coordination: Supervise and coordinate the daily activities and priorities of the Building Engineer, helping ensure timely response to maintenance, troubleshooting, and building systems needs. Serve as a connection between the Building Engineer and campus Facility Services teams to support consistent maintenance practices across LLV.
    • Cross-Campus Coordination: Partner with campus Facility Services leaders to identify maintenance, unit turnover, and facility support needs. Prioritize and coordinate assigned Property Management resources across campuses based on organizational needs, timelines, and available resources.
    • Team Leadership & Development: Supervise Unit Turn Technicians and other assigned team members by providing clear direction, coaching, feedback, and performance oversight. Cross-train team members in multiple trades and build internal capabilities that improve efficiency and reduce reliance on outside contractors.
    • Work Planning & Execution: Coordinate labor, materials, scheduling, and other resources for assigned maintenance work and small improvement initiatives. Make day-to-day decisions regarding work sequencing, staffing assignments, material readiness, quality expectations, and escalation of issues within your assigned authority.
    • Quality & Service Standards: Inspect completed work to ensure it meets LLV expectations for quality, safety, appearance, and readiness. Establish and reinforce consistent standards for unit turns, repairs, and maintenance work across locations.
    • Work Orders & Documentation: Use work order systems, scheduling tools, email, and standard office technology to assign work, document progress, communicate status, and track completion. Keep campus and Property Management leadership informed of progress, delays, resource needs, and significant facility concerns.
    • Project Support: Serve as a technical and operational resource for capital and improvement projects as requested. Provide field observations, coordination assistance, maintenance expertise, and hands-on support during project execution. This position supports projects but does not serve as the primary project manager for capital projects.
    • Materials & Inventory: Coordinate materials needed for unit turns, repairs, and maintenance work. Support standardization of commonly used flooring, paint, fixtures, and other materials across campuses and maintain appropriate inventory levels to support efficient operations.
    • Safety & Compliance: Promote a safe working environment and ensure adherence to OSHA requirements, infection control practices, and LLV safety policies and procedures. Identify and report hazards, reinforce safe work practices, and ensure corrective actions are addressed promptly.
    • Emergency & Operational Support: Assist with facility-related emergency response situations and provide supplemental support to campuses when operational needs require additional resources.
    • Continuous Improvement: Look for practical opportunities to improve workflows, standardize processes, increase team capabilities, manage resources effectively, and reduce unnecessary dependence on outside contractors.
    • Other Responsibilities: Participate in required meetings, coordination sessions, and planning discussions; support Property Management initiatives; and perform other duties as assigned. Support Lutheran Life Villages’ mission, vision, and values in all interactions and work. 

    WHAT YOU NEED

    Education/Training:

    • High School diploma or GED required
    • Technical training or certifications in maintenance, construction, or related field preferred

    Experience:

    • Minimum of five (5) years of experience in maintenance, construction, facilities operations, or a related field, including demonstrated experience coordinating work, assigning tasks, or leading small teams.

    Required Knowledge, Skills, and Abilities:

    • Strong working knowledge of multiple trades, including general maintenance, painting, flooring, basic carpentry, drywall repair, fixture replacement, and light repair or renovation work.
    • Demonstrated hands-on skill in multiple trades, with the ability and willingness to personally perform work when needed to support operational needs and reduce outside contractor reliance.
    • Ability to coordinate work across multiple campuses
    • Leadership and team management skills
    • Strong problem-solving and decision-making abilities
    • Effective communication and interpersonal skills
    • Ability to use work order systems, basic scheduling tools, email, and standard office technology to assign work, document progress, communicate status, and track completion of assigned tasks.

    Working Conditions

    • Works in residential units, maintenance areas, mechanical spaces, and operational environments across LLV campuses and properties. This position requires regular travel between assigned locations to assess work, coordinate resources, support staff, inspect completed work, and perform hands-on tasks as needed. Exposure to physical labor, noise, dust, tools, equipment, and active work areas may occur.
    • Ability to lift, push, pull up to 100 pounds on a frequent basis.
