What We Do/Project
The Manager, Facilities Maintenance is responsible for the oversight, planning, and execution of facilities maintenance work, projects and operations across designated Warner Bros. locations on the Burbank Main Lot. This role ensures that all venues are maintained to the highest standards of safety, guest experience, aesthetics, and operational reliability in a highly visible, live-production studio environment.
This position oversees maintenance operations for various buildings assigned which can include Offices, Commissary, Gym, Stages, Backlot, Tour Buildings and Exterior areas collaborating closely with collaborating closely with Utilities, Custodial, Tour Operations, Food & Beverage, Safety, Construction, and Facilities Maintenance teams. The role coordinates a combination of internal staff and vendor partners to proactively maintain assets, address reactive issues, and support new attractions and activations on the Burbank Main lot.
It is an essential function of this position that the work be performed entirely from the Company s offices and studio lot, as the role requires daily on-site presence to manage facilities, respond to tour and guest-impacting issues in real time, and coordinate with multiple on-lot stakeholders.
Job Responsibilities / Typical Day in the Role
" Lead and manage day-to-day facilities maintenance operations for assigned locations, ensuring safe, clean, and operationally excellent environments for clients, guests, employees, and talent.
" Develop and execute preventive maintenance programs for building systems, themed environments, exhibit elements, specialty finishes, and equipment supporting tour and retail/food venues.
" Serve as the primary facilities liaison to assigned building, resolving any issues that impact services to clients, guests or employees.
" Oversee internal maintenance staff and third-party vendors, including work prioritization, quality control, safety compliance, and adherence to studio standards and timelines.
" Coordinate maintenance support for new attractions, seasonal overlays, activations, and special events, including plan reviews, installations, and post-opening support.
" Manage maintenance budgets for assigned areas, track expenditures, and recommend cost-effective solutions without compromising guest experience or asset integrity.
" Ensure compliance with all applicable safety, ADA, fire life safety, OSHA, and environmental regulations, escalating issues as appropriate and partnering with Safety teams.
Must Have Skills / Requirements
1) Project Management experience.
a. 5+ years; We are not looking for Project Managers. Ability to manage multiple projects and deadlines within a fast-paced environment.
2) Working understanding of Skilled Trades and ability to communicate effectively with Tradespeople.

a. 3+ years; Ability to fill out reports and provide information and insight when necessary.

Soft Skills:
1) Prior supervisory or managerial experience leading maintenance staff and/or vendor partners.
2) Experience supporting guest-facing attractions, exhibits, themed environments, food service venues, or studio tour operations.
3) Demonstrated ability to manage multiple priorities in a fast-paced, operationally complex environment with limited downtime.
4) Strong communication and interpersonal skills, with the ability to partner effectively across operations, creative, and technical teams.
5) Familiarity with estimate gathering project coordination, work order systems, and preventive maintenance tracking tools.
Technology Requirements:
1) Strong working knowledge of building systems (HVAC, electrical, plumbing), life safety systems, and general facilities maintenance practices.
2) Work management systems (e.g. Planon, or equivalent) (to create and check work orders).
3) MS365 experience.
Education / Certifications
1) None required.
