Provide leadership and strategic direction for Facility Management Department including oversight of all facilities related team members, projects and processes; budgetary development, monitoring and reporting; project management; system and vendor management.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Provide leadership and direction to Facility Management team members including Sr. Coordinators, and coordinators
- Develop and coordinate plans for preventive maintenance, repair, replacement of equipment and systems including, but not limited to, HVAC, signage, plumbing, lighting/electrical, structural, roofing
- Select, negotiate and manage service vendor contracts to maintain cost effectiveness and quality service
- Financial responsibility to include the development, monitoring and reporting of all Facilities Management expenditures including M&R expenses and capital projects
- Establishes policies and procedures for efficient operation of department, determines benchmark for call management, process improvements, cost savings and best in class practices
- Partner with departments within and outside Real Estate representing Facility Management's position and initiatives
- Develop and maintain software usage plans including daily processes, vendor management, performance management and score carding
SUPERVISORY RESPONSIBILITIES
Directly supervises Facilities Management team members including positions Sr. Coordinator and coordinator. Responsible for providing:
- Coaching, feedback, and developmental opportunities
- Challenges and inspires team members to achieve business results
- Oversees training and development of team members directly and indirectly
- Manages and makes effective staffing decisions including planning, hiring, disciplining
- Provides coaching, direction and leadership support to team members

- All MS Office Applications;
- Understanding of basic facilities trades and best practices
- Understanding of and experience with basic financial analysis
- Ability to develop reports, business correspondence, and procedure manuals
- Ability to effectively present information and respond to questions from various groups including executive management, vice presidents, managers, customers
- Ability to solve complex problems and deal with a variety of variables
- Ability to motivate and encourage team members to perform to best of ability
- Ability to develop and maintain productive working relationships with various levels of team members
- Ability to develop and maintain relationships within the retail industry network
EDUCATION and/or EXPERIENCE
Bachelor's degree (B. A.) from four-year college or university; or a minimum of 5-years related experience and/or training; or equivalent combination of education and experience.

Location & Work Availability:
This position is 4 days in office, 1 day remote per week, based at our corporate headquarters in Raleigh, North Carolina (North Hills)
