Salary Range: $90,000–$110,000 annually

Principal Duties and Responsibilities
- Hires, trains, supervises, and evaluates the Facilities Assistant, Custodial Manager, maintenance technicians, and tradespersons working within the Facilities Department. The Custodial Manager is responsible for the day-to-day supervision of custodial staff.
- Oversees the department’s work request process and ensures requests are documented, prioritized, assigned, and completed in a timely manner.
- Ensures that mechanical and building systems are properly maintained and functioning safely and efficiently, including HVAC, plumbing, electrical, fire/life safety, elevators, and other building systems.
- Conducts regular inspections of OSF facilities and identifies maintenance, repair, and improvement needs, including carpentry, painting, cleanliness, grounds, and the overall condition of interior and exterior spaces.
- Oversees the selection, contracting, and evaluation of landscaping contractors for OSF-owned properties and properties leased by General & Company Management.
- Oversees vehicle fleet management for OSF vehicles across multiple departments, including maintenance, repairs, registrations, and related vendor relationships. Ensures compliance with sponsorship vehicle contracts, including any maintenance and other requirements outlined in those agreements.
- Works closely with the Director of Operations and other departments in planning, bidding, contracting, and execution of facilities-related projects and services, including landscaping, building security systems, fire/life safety systems, elevator maintenance, and other specialized services.
- Develops, maintains, and ensures the accuracy of plans, drawings, specifications, equipment records, and other documentation related to OSF properties and building systems.
- Prepares and manages annual operating and capital expense budgets for the Facilities Department and maintains appropriate controls over expenditures.
- Oversees purchasing for the Facilities and Custodial teams, including obtaining quotes as appropriate and ensuring accurate documentation of purchase orders, invoices, and other purchasing records. Responsible for credit card reconciliations, invoice processing, and other related tasks as assigned by the Finance Department or Director of Operations.
- Advises departments and leadership regarding facility improvements, repairs, remodeling, equipment replacement, space use, and other maintenance and infrastructure needs.
- Oversees festival-wide signage, including installation, maintenance, repair, and removal in coordination with appropriate departments.
- Oversees facilities-related timekeeping systems and processes to support payroll and IATSE requirements.
- Consults with executive leadership regarding facility improvements, major repairs, capital needs, and significant changes to existing building systems.
- Serves as foreman, project manager, or construction manager, as appropriate, for remodel, renovation, and construction projects.
- Works closely with the Director of Operations on future capital projects, including coordination with architects, engineers, construction managers, contractors, subcontractors, and other outside consultants.
- Ensures that facilities operations comply with applicable building, fire/life safety, environmental, accessibility, and occupational safety requirements, and coordinates with appropriate regulatory agencies, inspectors, and consultants as needed.
- Develops and maintains preventative maintenance programs for OSF facilities, equipment, and building systems.
- Establishes priorities for maintenance and capital work based on safety, operational need, condition of facilities, budget, and organizational priorities.
- Maintains effective relationships with OSF departments, employees, vendors, contractors, and community partners and communicates facilities-related information clearly and professionally.
- Supervise and occasionally participate in emergency response and after-hours facilities support as needed.
- Driving OSF fleet vehicles to transport employees, fixtures, equipment, or other OSF property is an essential function of the position. When operating OSF vehicles, employees must comply with all applicable traffic laws and regulations, including posted speed limits, traffic signals and signs, airport regulations, cell phone restrictions, and laws prohibiting impaired driving. Employees are also expected to follow OSF policies and procedures regarding vehicle keys, cleaning, maintenance, fueling, and storage.

Minimum Qualifications & Skills
- High school diploma or GED equivalent.
- Minimum of 10 years of progressively responsible experience in facilities management, building maintenance, construction, or a related field, including at least 5 years in a supervisory or management role. College education may be substituted for some professional experience.
- Significant experience managing facilities operations across multiple buildings or properties.
- Demonstrated experience supervising employees, contractors, and/or skilled tradespersons.
- Demonstrated experience developing and managing operating and capital budgets.
- Experience managing construction, renovation, remodeling, or major HVAC, plumbing, painting, electrical, landscaping and custodial services.
- Ability to read and interpret architectural drawings, plans, specifications, and related construction documents.
- Proficiency with Microsoft Office Suite and the ability to learn and effectively use facilities, climate control, payroll, timekeeping, work order, and other operational software.
- Valid Oregon driver’s license and ability to meet OSF’s driving requirements.
- Strong organizational, problem-solving, and project management skills.
- Ability to maintain a positive work atmosphere and communicate professionally and effectively with OSF staff, vendors, contractors, and members of the public.
- Ability to prioritize competing needs and make sound decisions regarding safety, facility conditions, operational requirements, budget, and available resources.
- Journeyman-level experience, certification, or license in a building trade such as electrical, plumbing, carpentry, HVAC, or a related trade.
- Ability to maintain a positive work atmosphere and communicate professionally with all OSF staff, vendors and contractors.
Preferred Qualifications & Skills
- Bachelor’s degree in facilities management, construction management, engineering, business administration, or a related field.
- Experience managing facilities for a large campus, performing arts organization, theater, university, hospitality organization, or other complex multi-building environment.
- Experience managing unionized employees and/or working within a unionized environment.
- Experience with capital planning, project development, construction bidding, and contractor management.
- Knowledge of applicable building codes, fire/life safety requirements, OSHA regulations, accessibility standards, and environmental regulations.
- Experience managing vehicle fleets and/or organizational transportation programs.
- Experience developing preventative maintenance programs and long-term facilities plans.
Physical Ability:
- Ability to lift up to 60lbs.
- Ability to work in varied weather conditions and in noisy, dusty, or other potentially challenging work environments.
- Ability to climb ladders and stairs and perform or oversee maintenance and construction activities that may require kneeling, bending, reaching, standing for extended periods, and handling tools and equipment.
- Ability to safely inspect and access building systems, mechanical spaces, roofs, elevated areas, and other facilities as required.
- Ability to drive a motor vehicle. All weather conditions and Low visibility driving and is a requirement.
Hours Requirements:
Monday–Friday, 7:00 a.m.– 4:00 p.m., with flexibility to work later as needed.
Evening, weekend, and holiday work may be required based on operational needs, emergencies, construction projects, performances, or other OSF activities.
