Compensation: $55,000 annually
Responsibilities:
- Responsible for performing routine building maintenance tasks.
- Performance of building maintenance tasks in one or more fields (e.g. carpentry; electrical; heating, ventilation, and air conditioning (HVAC); plumbing, etc.).
- Performs general cleaning.
- Performs other tasks as assigned.
- Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a preâestablished check sheet.
- Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
- Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
- Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
- Reconfigures, installs, and positions modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
- Prepares the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).
- Cleans rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, parking lots, and other work areas.
- Orders parts and maintains required documents.
- Performs other work-related duties as assigned.
- Must be able to work flexible hours and weekends periodically.

Education/Certificates/Licenses/Training:
- High school Diploma or GED.
- Two-year certification from Trade School or equivalent experience.
- CPO Certification required.
Experience/Background/Knowledge:
- Two plus years working experience in a Large HOA or Facility Maintenance environment.
- Basic understanding of electrical, plumbing, and carpentry is a plus.

- Ability to read, write, speak and understand English fluently.
- Strong communication and interpersonal skills.

- Use miscellaneous office equipment (e.g. calculators, typewriters, computers, FAX machines, copiers, etc.).
- Computer skills: proficient with email, text, Microsoft Word, Excel, Internet browsers.
Physical Requirements:
- While performing the duties of this job, the employee is regularly required to stand and talk or hear.
- The employee frequently is required to walk; use hands and fingers to handle or feel; reach with hands and arms and climb or balance.
- The employee is occasionally required to sit; stoop, kneel, and crouch; and taste or smell.
- The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds.
- Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus. At times, may be required to operate a motor vehicle.
