    Position Overview

    We are seeking an experienced and highly organized Director of Real Estate Development to oversee the development of boutique retail properties from initial concept through construction and leasing. This position will play a key role in coordinating architects, civil engineers, contractors, municipalities, and other project stakeholders to successfully move projects from planning and entitlement through completion and occupancy.

    The ideal candidate will have a strong understanding of real estate development, construction, permitting, budgeting, and project coordination. This is an excellent opportunity for someone who enjoys taking ownership of projects and working directly with company leadership to bring retail development opportunities to completion.

    Key Responsibilities

    Real Estate Development & Design

    • Work closely with civil engineers to develop and refine site plans.
    • Coordinate with architects on the design and development of retail buildings.
    • Review plans and project designs to ensure they align with development objectives, budgets, and applicable requirements.
    • Coordinate with consultants, engineers, architects, municipalities, and other project stakeholders throughout the development process.

    Budgeting & Financial Management

    • Develop preliminary and detailed project budgets.
    • Obtain and evaluate cost estimates from contractors and other vendors.
    • Monitor project costs throughout development and construction.
    • Identify potential cost issues and work with project partners to maintain projects within established budgets.

    Entitlements & Permitting

    • Manage the entitlement and permitting process from initial applications through approvals.
    • Coordinate with municipalities and regulatory agencies to obtain required approvals.
    • Obtain site plan approvals and ensure projects remain compliant with applicable zoning and development requirements.
    • Track permitting milestones and resolve issues that could impact project schedules.

    Construction Management

    • Solicit and obtain bids from qualified General Contractors.
    • Review contractor proposals and assist with selecting the appropriate General Contractor.
    • Negotiate construction contracts and project terms.
    • Oversee the construction process from project start through completion.
    • Monitor project schedules, budgets, quality, and overall progress.
    • Coordinate with the General Contractor, architects, engineers, and other project stakeholders to address construction issues and keep projects moving forward.
    • Conduct site visits as needed to monitor construction progress and ensure work is consistent with approved plans and project expectations.

    Leasing

    • Support and manage the leasing process for completed and developing boutique retail properties.
    • Coordinate with prospective tenants, brokers, and other leasing partners.
    • Assist in identifying and securing appropriate retail tenants.
    • Help ensure leasing activities align with the property's overall development strategy and tenant mix.

    Qualifications

    • Bachelor's degree required.
    • Experience in real estate development, construction management, commercial real estate, or a related field preferred.
    • Strong understanding of the commercial development and construction process.
    • Experience working with architects, civil engineers, General Contractors, municipalities, and other project stakeholders.
    • Strong organizational and project management skills.
    • Ability to manage multiple projects, deadlines, and priorities simultaneously.
    • Strong communication, negotiation, and problem-solving skills.
    • Ability to review construction plans, budgets, proposals, and project documentation.
    • Comfortable working both independently and directly with company leadership.
    • Willingness to travel throughout New Jersey, the Philadelphia area, and Leesburg, VA as project needs require.
