Wedesign, fabricate, and install differentiated environments, custom feature elements, millwork, and FF&Epackages across the country.We operate two divisions:• Immersive Amenities — Commercial and multifamily amenity renovation, including clubhouses, fitnesscenters, coworking, and leasing environments for Class A multifamily and hospitality clients.• Immersive Playrooms — High-end residential playrooms and differentiated spaces delivered through newconstruction and custom home channels.We work both as a specialty subcontractor to general contractors and as Owner's Representative / ConstructionManager, depending on project structure. Our work is fabricated in-house and installed nationally, with activeconcentrations in Florida, the Northeast, and the Midwest.Position SummaryThe Director of Project Management owns project delivery across both divisions — from contract award throughfinal closeout. This role is accountable for schedule, budget, margin, and client experience on every active project,and for building the systems, standards, and team that allow the company to scale delivery capacity withoutsacrificing quality.This is a hands-on leadership role. You will manage project managers, but you will also personally own the mostcomplex and highest-value engagements, negotiate scope splits with general contractors, and sit at the table oncontract and procurement decisions.Key ResponsibilitiesPortfolio & Delivery Leadership• Own delivery performance across the full active project portfolio, spanning both divisions.• Establish and enforce standardized project delivery procedures, gate reviews, and documentation conventions.• Serve as escalation point for schedule risk, scope disputes, and client issues.• Report portfolio status, forecast, and risk to executive leadership on a recurring cadence.Project Controls & Financial Accountability• Own budget, cost-to-complete, and gross margin performance at the project and portfolio level.• Manage cost coding, WIP reporting, and revenue recognition inputs in coordination with Finance.• Prepare and administer AIA G702/G703 pay applications, change orders, and closeout documentation.• Drive accurate forecasting and early identification of margin erosion.Contracting, Scope & Risk• Lead scope-split negotiation with general contractors, distinguishing self-performed differentiated scope —custom feature fabrication, millwork, and FF&E — from licensed-trade and commodity construction.• Review and administer subcontracts, purchase orders, and supplier agreements in coordination with legalcounsel.• Coordinate multi-state licensing, permitting, and jurisdictional compliance requirements with internalstakeholders and outside advisors.• Enforce insurance, safety, and compliance requirements across subcontractors and installation crews.Team Leadership• Manage, mentor, and develop project managers, coordinators, and field leadership.• Define role expectations, workload allocation, and performance standards for the PM function.• Build bench strength and succession depth as project volume grows.Client & Partner Management• Serve as senior point of contact for owners, developers, general contractors, and design partners.• Maintain relationships that generate repeat work and referral pipeline.• Represent the company in preconstruction meetings, OAC meetings, and project reviews.Required Qualifications• 8+ years of project management experience in construction, custom fabrication, commercial interiors, or acomparable design-build environment.• 3+ years directly managing project managers or delivery teams.• Demonstrated ownership of project P&L, including budget development, cost tracking, and marginaccountability.• Experience delivering projects in multiple states, including coordination of permitting and inspection processes.• Working command of construction contract structures, including AIA documents, subcontract administration,change order process, and lien/closeout requirements.• Proficiency with construction project management and scheduling platforms; comfort operating inside anERP-driven financial environment.• Ability to read and interpret architectural, structural, millwork, and shop drawings.• Willingness to travel to active project sites (estimated 25–40%, concentrated in the Northeast, Midwest, andSoutheast).Preferred Qualifications• Direct experience in Class A multifamily amenity renovation, hospitality, or other differentiated environments.• Familiarity with JobTread, Smartsheet, NetSuite Projects/WIP, HubSpot, Procore, or Bluebeam.• Background in custom fabrication or millwork production environments.• OSHA 30, PMP, or equivalent credentials.• Experience operating under both subcontractor and Owner's Representative delivery models.What Success Looks Like in the First Year• Every active project has a documented budget, schedule, and gate-reviewed status accessible to leadership.• Delivery procedures are standardized and consistently applied across both divisions.• Project margin performance meets or exceeds bid margin on the portfolio in aggregate.• The PM team operates with clear ownership, and escalations reach the CEO by exception rather than bydefault.Compensation & BenefitsCompensation commensurate with experience.
