    ABOUT THE ROLE

    ArtHaus Properties is hiring a Director of Maintenance to lead the Maintenance vertical as its own business unit, not a support function. We manage approximately 2,500 units across Oakland and Berkeley, with plans to grow to 3,500 to 4,000 units in the next 18 to 24 months. You will own the condition, safety, and service performance of every asset in the portfolio: the team, the systems, the vendors, the budget, and the results.

    This is a leadership seat, not a hands-on repair role. You own the team's outcomes and the systems that produce them. You will oversee the Maintenance Manager, Service Managers, Technicians, Porters, Maintenance Coordinators, and every service vendor, and work alongside our Regional Managers to keep maintenance priorities aligned with each portfolio's needs. You will report to the President of ArtHaus Properties.

    WHAT YOU WILL OWN

    • The structure, staffing, hiring, training, and performance management of the entire Maintenance vertical.
    • The work order lifecycle end to end: intake standards, SLA enforcement, escalations, and resident communication, all tracked in Yardi Voyager.
    • Emergency and after-hours coverage: the on-call rotation, emergency protocols, and incident escalation for every property.
    • Unit turns and renovation projects, from move-out through rent-ready, plus CapEx planning and capital recommendations.
    • The portfolio-wide preventive maintenance program across HVAC, boilers, roofs, elevators, life safety systems, and building envelope.
    • Vendor sourcing, contracts, compliance documentation, and quarterly performance reviews across every trade.
    • The maintenance business unit's P&L: labor, materials, vendor spend, budget, and variance management.
    • Safety and code compliance, including OSHA, ADA, EPA, and California habitability and repair-timeline requirements.

    WHAT SUCCESS LOOKS LIKE

    Success looks like a maintenance operation residents trust, Regional Managers rely on, and ownership can measure: work orders resolved inside ArtHaus's service standards, units turned on schedule, 100% of preventive maintenance completed every month, vendors performing to contract, a stable and well-trained team, and a maintenance P&L that finishes at or better than budget. We track these measures monthly, report them to the President and Regional Managers, and reward them.

    WHAT WE ARE LOOKING FOR

    • Seven or more years of multifamily maintenance experience, including three or more years leading a multi-site maintenance organization (regional maintenance, director, or equivalent).
    • Demonstrated ownership of a maintenance budget or P&L, including forecasting, variance management, and vendor contract negotiation.
    • Working knowledge of California building, habitability, and landlord-tenant repair requirements, plus OSHA, ADA, and EPA regulations.
    • Strong technical knowledge of building systems: HVAC, plumbing, electrical, boilers, roofing, elevators, and life safety systems.
    • Experience building teams: hiring, training, performance management, and developing supervisors into managers.
    • Experience running preventive maintenance programs and capital planning across a portfolio; Yardi Voyager proficiency preferred, and experience leading a CMMS rollout (Maintenance IQ or comparable) is a plus.
    • EPA 608 Universal, CAMT, CPO, or equivalent certification preferred; a bachelor's degree in construction management, facilities management, engineering, or business preferred, or equivalent experience considered.
    • Valid driver's license, reliable transportation, and proof of insurance; available after hours as the senior escalation point for maintenance emergencies; background check required.

You will build the case for the maintenance business unit's next stage — staffing, a pricing or charge-back model, and the capacity to take on additional properties — and put a succession path in place beneath you as the team grows.
