Director of Development & Entitlements


A growing real estate investment and development firm is seeking a Director of Development & Entitlements to identify, evaluate, and execute high-impact value-add initiatives across a residential portfolio. This role combines real estate development, entitlements, infrastructure improvements, project management, and strategic asset optimization. The ideal candidate will lead zoning and expansion efforts, manage engineers, contractors, and municipal stakeholders, and drive projects that increase property value, revenue, and long-term portfolio performance.


Responsibilities:


  • Identify and execute community expansion, density, and entitlement opportunities
  • Lead infrastructure rehabilitation and capital improvement projects
  • Navigate zoning, permitting, and regulatory approval processes
  • Evaluate and implement ancillary revenue initiatives
  • Manage consultants, contractors, utilities, and municipal relationships
  • Support acquisition due diligence and value-add business planning
  • Develop ROI-driven recommendations for strategic capital deployment


Qualifications:


  • 5+ years of experience in real estate development, land development, civil engineering, construction management, or related fields
  • Experience with zoning, entitlements, permitting, and municipal approvals
  • Working knowledge of site infrastructure, utilities, and development processes
  • Strong project management, financial analysis, and communication skills
  • Entrepreneurial mindset with the ability to think like an owner
