About the Role
This position is crucial in managing multiple site acquisition and structured land development projects, ensuring alignment with growth strategies. The role involves overseeing projects from initial market evaluations to transitioning them to development and construction teams, contributing significantly to the organization's expansion goals.
Key Responsibilities
- Oversee multiple land development projects at various stages, ensuring alignment with strategic goals.
- Lead site selection efforts, evaluating market opportunities, and assessing site suitability and constraints.
- Coordinate due diligence activities to identify risks and project feasibility.
- Evaluate sites for various considerations, including civil, zoning, environmental, and infrastructure factors.
- Collaborate with internal and external partners to assess power and network availability.
- Serve as the main project interface, providing updates and status reports to executive leadership.
- Facilitate cross-departmental collaboration to ensure seamless project execution.
- Manage project schedules, budgets, vendor agreements, and change orders effectively.
- Conduct due diligence reviews and evaluate consultant deliverables and reports.
- Identify project risks and develop strategies to mitigate them.
- Support financial analysis and preliminary underwriting activities.
- Assist in reviewing and negotiating commercial terms and transaction documents.
- Build and maintain strong relationships with stakeholders, including brokers and municipalities.
- Prepare and present business cases and recommendations to decision-makers.
- Ensure comprehensive project documentation for seamless transition to development teams.
Minimum Requirements
- Bachelor's degree in a relevant field or equivalent experience.
- 8 years of experience in site selection, land acquisition, or related areas.
- Proven track record in managing complex site acquisition projects.
- Strong knowledge of zoning, permitting, and infrastructure development processes.
- Excellent project management, analytical, and communication skills.
- Ability to handle multiple projects in a fast-paced environment.
- Proficiency with Microsoft Office and project management tools.
Preferred Qualifications
- Experience with large-scale commercial development projects.
- Knowledge of utility power infrastructure and telecommunications networks.
- Experience in financial modeling and investment approval processes.
- Familiarity with economic development incentives and agreements.
- Professional certifications such as PMP, CCIM, or similar credentials.
Work Environment
- Remote position with up to 35% domestic travel for site evaluations and meetings.
