Position Description : The Deputy Chief Director, Facilities Management provides strategic leadership and oversight for the Facilities Management Department, ensuring the safety, functionality, cleanliness, maintenance, and curb appeal of SOME’s building portfolio.

Position Description: The Deputy Chief Director, Facilities Management provides strategic leadership and oversight for the Facilities Management Department, ensuring the safety, functionality, cleanliness, maintenance, and curb appeal of SOME’s building portfolio. Builds and sustains a high-performing departmental culture grounded in teamwork, transparency, accountability, responsiveness, and exceptional customer service.

Compensation: We offer our employees a competitive compensation and benefits package that reflects our organizational culture, mission, and core values. The salary range for this position is $126,505 to $133,941 and may be commensurate with experience.

Schedule: Monday - Friday, 8:00 am - 4:30 pm OR 7:00 am - 3:30 pm; Hybrid Eligibility

Required Qualifications: Bachelor's Degree in Engineering, Construction Management, or Business Administration; 6-8 yrs. Facilities Management experience in multi-site housing or residential facilities; 3 yrs. management experience

Preferred Qualifications: Bachelor's Degree in Engineering, Construction Management, or Business Administration; 8-10 yrs. Facilities Management experience in multi-site housing or residential facilities; 5 yrs. management experience; IFMA or LEED Certification. Drivers License

Expected Contributions: Operations Management

• Communicate maintenance and construction plans and processes to internal and external stakeholders
• Monitor purchases and maintain inventory records
• Establish on-site depots and inventory systems
• Maintain Work Order System and ensure maintenance and work schedules are followed
• Process invoices according to schedule and ensure proper allocation of funds by department or building
• Manage room turnover and major repairs in SOME housing
• Provide technical, safety, and service training to staff
• Develop project management program and develop personnel.
• Develop facilities operations policies and procedures.

Quality Control

• Travel to worksites and review quality of work performed by Facilities Management staff and contractors
• Perform work audits and identify areas for process improvement
• Review quality and cost efficiency of services and work procured from external sources
• Monitor contracts to minimize exposure to fraud and collusion
• Monitor maintenance hours and mileage to ensure efficiency and accurate record-keeping
• Obtain licenses, permits, and building-related certificates to maintain compliance
• Partner with Housing Development on commissioning of new building systems

Program Planning & Evaluation

• Consult with SOME leadership to ensure Facilities Management meets SOME program needs
• Lead the capital and replacement reserve needs assessments and budgeting process
• Report on capital and replacement project and spending status each month
• Lead departmental strategic and goal planning initiatives
• Inspect buildings twice a year to assess property needs and monitor the conditions of the physical property

Reports To: EVP, Chief Property & Asset Management

Physical Demands: Must be able to lift up to 30 pounds. Must be able to travel off-site using his or her own transportation methods. Requires looking at a computer screen for several hours a day. May be required to sit for long periods. This position may be active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing.
