Luxury Residential Builder- Senior Project Manager

Our client is a well-established luxury residential builder specializing in high-end custom homes throughout New Jersey. Job Description

  • Manage multiple ground-up luxury residential construction projects from planning through final turnover.
  • Serve as the primary point of contact for homeowners, architects, designers, and consultants throughout the project lifecycle.
  • Oversee field operations and work closely with Superintendents, subcontractors, and vendors to ensure quality execution.
  • Develop and maintain project schedules, budgets, and reporting metrics.
  • Monitor project costs, track budget performance, and identify potential financial risks.
  • Manage and negotiate change orders while maintaining strong client communication and expectations.
  • Conduct site visits regularly to ensure safety, quality, and schedule compliance.
  • Coordinate permitting, inspections, subcontractor activities, and project documentation.
  • Lead project meetings and provide proactive updates to clients and stakeholders.
  • Manage project closeout activities, punch lists, warranty items, and final project turnover.

The Successful Applicant

  • 7+ years of project management experience within luxury residential construction.
  • Proven experience managing ground-up custom homes in New Jersey valued between $1M and $5M.
  • Strong field management experience with the ability to effectively oversee onsite construction activities.
  • Highly client-facing professional with exceptional communication and relationship-building skills.
  • Demonstrated expertise managing budgets, schedules, subcontractors, and change orders.
  • Strong understanding of residential construction methods, permitting, inspections, and project sequencing.
  • Technology-friendly with proficiency in Bluebeam, Microsoft Office Suite, and AI tools such as Claude.
  • Ability to thrive in a fast-paced environment while managing multiple concurrent projects.
  • Highly organized, detail-oriented, and proactive problem solver.
