    Job Description

    The Custodial Manager is responsible for overseeing all custodial services across a college or university campus, ensuring a clean, safe, and welcoming environment for students, faculty, staff, and visitors. This role manages daily custodial operations, supervises frontline custodial staff, develops cleaning programs, ensures compliance with safety and sanitation standards, and partners with campus stakeholders to maintain service excellence.

    Job Responsibilities

    Operational Leadership

    • Direct and manage daily custodial operations across academic buildings, administrative offices, residence halls, athletic facilities, laboratories, and common areas.
    • Develop staffing plans, work schedules, and cleaning assignments to meet campus operational needs.
    • Conduct routine inspections to ensure adherence to quality standards and cleanliness expectations.
    • Respond to service requests, complaints, and emergency cleaning situations in a timely manner.
    • Coordinate custodial support for special events, commencements, conferences, and campus functions.

    Staff Management

    • Recruit, train, coach, and develop custodial supervisors and frontline employees.
    • Conduct performance evaluations and provide ongoing performance management.
    • Ensure proper staffing levels through scheduling, attendance monitoring, and workforce planning.
    • Promote employee engagement, teamwork, and a culture of accountability.

    Safety & Compliance

    • Enforce OSHA regulations, campus safety policies, and environmental health standards.
    • Ensure proper handling, storage, and use of cleaning chemicals and equipment.
    • Conduct safety meetings, training sessions, and workplace inspections.
    • Maintain compliance with infection prevention protocols and custodial best practices.

    Budget & Resource Management

    • Manage labor and supply budgets within established financial targets.
    • Monitor inventory levels and maintain adequate supplies and equipment.
    • Evaluate equipment needs and recommend capital improvements.
    • Support cost-control initiatives while maintaining service quality.

    Quality Assurance

    • Establish cleaning standards and inspection programs.
    • Analyze operational performance metrics and identify opportunities for improvement.
    • Implement continuous improvement initiatives to enhance customer satisfaction and efficiency.
    • Maintain accurate records, reports, and documentation.

    Customer & Campus Relations

    • Serve as the primary custodial contact for campus administrators, department leaders, housing staff, and other stakeholders.
    • Participate in campus meetings and facilities planning discussions.
    • Foster strong customer relationships through proactive communication and responsiveness.

    Qualifications

    • 3+ years of custodial, housekeeping, facilities, or environmental services leadership experience.
    • Experience supervising hourly employees in a large, complex environment.
    • Knowledge of custodial methods, floor care programs, cleaning equipment, and sanitation practices.
    • Proficiency with Microsoft Office and work order management systems.
    • Strong leadership, communication, and organizational skills.
