    Position Overview

    Critical Facilities Engineer (Mechanical / HVAC Focus): Performs day-to-day operations, preventive maintenance, troubleshooting, and repairs across base building and critical infrastructure. This position focuses on maintaining high-reliability mechanical, chilled water, and environmental control systems to ensure continuous facility uptime and zero unscheduled downtime. The candidate must possess a strong background in operating complex cooling environments, analyzing system performance, and responding swiftly to operational and emergency situations in critical environments.

    Essential Duties & Responsibilities

    Critical Operations & System Maintenance

    System Monitoring & Operation: Perform tests, rounds and data analysis to ensure optimal functioning of critical operations for the facility, including but not limited to Chilled water systems, electrical distribution systems, building automation systems, and monitoring systems around the plant.

    Building Automation Systems (BMS): Monitor and perform operations via site computerized Building Automation Systems (BMS) to verify proper operating parameters, make approved adjustments, manage alarms, perform manual overrides, or switch to backup systems as necessary.

    Preventive & Corrective Maintenance: Perform scheduled preventive maintenance (PMs)-including filters, belts, lubrication, and mechanical checkups-using Computerized Maintenance Management Systems (CMMS) / work order software.

    Incident Response & RCA: Lead emergency response efforts during power outages, equipment faults, or utility anomalies. Conduct thorough Root Cause Analysis (RCA) and implement long-term corrective actions.

    Operational Documentation: Write, review, and execute Methods of Procedure (MOPs), Standard Operating Procedures (SOPs), and Emergency Operating Procedures (EOPs) for critical work.

    Safety & Compliance: Enforce safety standards, including Arc Flash safety, Lockout/Tagout (LOTO) protocols, NFPA 70E compliance, and local codes.

    Vendor & Contractor Coordination: Coordinate with outside contractors, vendors, and specialists for specialized repairs, ensuring proper approvals and keeping detailed logs of all work performed.

    Capacity & Load Management: Monitor electrical load distribution, system redundancy (N+1, 2N), power usage effectiveness (PUE), and overall capacity planning to prevent system overloads.

    Position Focus: Mechanical/HVAC Troubleshoot mechanical systems, AHUs, RTUs, FCUs, VAVs, CRAHs, CRACs, Chillers, Cooling Towers, pumps, motors,sensors, transmitters, actuators, relays, controllers, and field devices. Make approved adjustments to system setpoints, schedules, sequences of operation, and control parameters to maintain proper equipment operation and occupant comfort. Review and interpret control drawings, mechanical plans, electrical diagrams, sequences of operation, and system schematics. Perform preventative maintenance and functional testing of mechanical systems.

    Assist with system upgrades, installations, integration projects, and commissioning of new equipment. Maintain organized controls documentation, drawings, backups, programming files, and equipment records.

    Key Skills Best Suited for the Role

    1. Technical & Engineering Hard Skills

    Mechanical: Thorough understanding of HVAC system design principles, dynamic balancing, and fluid distribution systems.

    Automation and Controls: Proficiency with Building Automation Systems (BMS), control device wiring/programming, and CMMS work order software.

    1. Operational & Process Discipline

    MOP/SOP Execution: Strict adherence to strict change-management workflows. A strong candidate never touches critical gear without an approved Method of Procedure (MOP).

    Capacity Planning: Understanding redundancy strategies ( N+1, 2N).

    Root Cause Analysis (RCA): Structured troubleshooting skills to determine why a fault occurred (using 5 Whys, Fishbone diagrams, etc.) rather than just resetting equipment.

    1. Critical Soft Skills

    Calm Under Pressure: Ability to make sound, methodical decisions during high-stress mechanical faults or equipment failures where downtime is critical.

    Risk Communication: Ability to translate complex technical issues into plain language for non-technical stakeholders,management and fellow employees..

    Attention to Detail: Vigilance in detecting subtle anomalies-such as abnormal thermal readings, unusual hums, or minor voltage fluctuations-before they cause an outage.

    Skills, Education, and Qualifications

    Required Education & Experience

    High School Diploma or General Education Degree (GED). (Associate's or Trade School degree preferred).

    Certifications & Licensures

    EPA Refrigerant Certification: Universal / CFC Certification for handling commercial refrigeration equipment preferred.

    Stationary Engineer License: Possession of a stationary engineer''s or HVAC license is highly desirable.

    3-5+ years of hands-on operational experience in a critical environment (Data Centers, Hospitals, Financial Trading Hubs, or Telecom Central Offices).

    Demonstrated ability to read and comprehend complicated blueprints, electrical

    schematics, mechanical drawings, and technical specifications.

    Work Environment & Physical Demands

    Ability to work in shift patterns, including nights, weekends, and holiday coverage, 24/7/365

    Ability to lift up to 50 lbs, work in loud environments (with PPE), and navigate mechanical/electrical rooms safely.
