    Description

    Responsibilities

    • Manage the assigned commercial properties.
    • Coordinate maintenance, repairs, capital improvements, and tenant requests.
    • Manage relationships with landlords, tenants, contractors, and service providers.
    • Assist with lease administration, renewals, amendments, and critical lease dates.
    • Track certificates of insurance, permits, and vendor compliance.
    • Maintain accurate property and lease information within CoStar and internal real estate databases.
    • Update property profiles, ownership information, market data, lease comparables, and transaction records.
    • Research market trends, rental rates, vacancy reports, and comparable properties.
    • Generate reports from CoStar and other real estate systems to support business decisions.
    • Ensure all real estate records remain current and accurate.
    • Development and maintance on all reporting related to the portfolio. 
    • Analyze property and financial data to identify trends and opportunities.
    • Manage small to mid-sized real estate and facilities projects from planning through completion.
    • Coordinate office renovations, relocations, expansions, consolidations, and space reconfigurations.
    • Develop project schedules and monitor milestones and budgets.
    • Coordinate architects, contractors, furniture vendors, IT teams, and facility personnel.
    • Track project costs and provide regular status updates to management.
    • Ensure projects are completed on time and within budget.
    • Maintain lease files and electronic document management systems.
    • Prepare correspondence, reports, and meeting materials.
    • Support contract administration and vendor procurement.
    • Ensure compliance with company policies and applicable regulations.

     

    Qualifications

     

    • Bachelor's degree in Business, Real Estate, Finance, Property Management, or related field preferred.
    • Minimum 5-7 years of commercial property management or corporate real estate experience.
    • Experience managing office and/or industrial properties.
    • Experience using CoStar or comparable commercial real estate platforms.
    • Strong understanding of commercial leases and lease administration.
    • Experience coordinating vendors, maintenance contracts, and capital improvement projects.
    • cel (pivot tables, formulas, charts, conditional formatting, data analysis).
    • Advanced Microsoft PowerPoint with the ability to create executive presentations.
    • Microsoft Word and Outlook.
    • CoStar database experience.
    • Experience with project management software (Microsoft Project, Smartsheet, Monday.com, or similar) is preferred.
    • Strong data entry accuracy and document management skills

     

    Preferred Qualifications

    • Experience supporting corporate real estate portfolios.
    • Experience with lease abstraction and lease administration software.
    • Knowledge of budgeting, forecasting, and financial reporting.
    • Familiarity with office relocations, tenant improvements, and facilities coordination.

The Forward Air network is designed with over 90 facilities located at or near major U.S. and Canadian airports, 12 regional sort centers and over 300 beyond points (secondary airports provided through our Complete Cartage service), creating one of the most comprehensive linehaul networks in the industry.

    The foundation product for Forward Air is our expedited linehaul service, offering consistent and reliable transit and on-time, damage-free deliveries. By locating terminals on or near airports and maintaining a scheduled transportation network, we are able to arrange for convenient and consistent service with broad geographic coverage. Shipments of varying sizes (TL/LTL) are received at our terminals and transported by contracted service providers either (1) on a direct truck to the destination terminal, (2) through our Columbus, Ohio central sorting hub, or (3) through one of our 12 regional hubs, where they are unloaded, sorted, and reloaded in rapid fashion. After reloading the shipments, our contracted service providers deliver them to the destination city for early morning recovery. Through our Forward Air Complete® cartage service, customers also can have shipments picked up from the shipper, delivered to the final consignee, or transferred at the airport, simplifying the freight management processes. These options allow us to maximize handling efficiency of each shipment while minimizing freight loss and damage, improving transit times over traditional ground transportation.
