Duties

Position Summary:

Oversees and manages the district''s daily maintenance requirements. Has the overall responsibility to recommend, plan for, review, and monitor all district maintenance projects, including capital projects. This includes overall supervision and monitoring of the building facilities for health, safety, accessibility, and compliance with federal, state, and local code requirements.

Primary Responsibilities:

Ability to recruit, interview, and supervise all custodial and maintenance personnel and make recommendations as to their employment, transfer, promotion, or release.

Ability to administer personnel policies and evaluate personnel.

Ability to schedule and organize meetings with the maintenance and custodial staff when necessary.

Ability to supervise the school district''s operation, buildings, and maintenance.

Assist in preparing the maintenance and custodial absence/time entry adjustments in Aesop (Frontline - Absence Management system).

Ability to maintain work schedules for the buildings and to see that the proper supplies are on hand.

Process and approve orders and check all bills for payment before presenting them to the CSBO.

Prepare reports, including costs of major work done, materials used, and labor expended.

Ability to establish and prioritize repair projects.

Develop a system for handling emergency repair protocols.

Ability to estimate the cost of major repair projects regarding labor, material, and overhead.

Ability to examine the buildings regularly for needed repairs and confer with the Building Principals and CSBO regarding all repairs and custodial work.

Confer with CSBO, building principals, the architects, and all other parties regarding future construction plans, landscaping, and building maintenance.

Prepare annual projects with the Architect to present to both CSBO and the Board of Education.

Ability to work with the Architects on life safety and the operations/maintenance projects for the district.

Assist the Architects on the supervision of life safety and operations/maintenance projects.

Advise the hiring of contractors to perform certain maintenance and/or repair services and to assist in the bid preparation.

Supervise and inspect the improvement and renovation work performed by outside contractors and verify that the terms of all such contracts have been fulfilled before authorizing final payment.

Consult with CSBO and the building principals regarding establishing regular preventive maintenance programs and assisting in organizing and implementing such programs.

Conduct periodic inspections of all buildings and grounds to ensure fire safety, including regular inspections of the fire alarm system and all fire extinguishers.

Prepare and maintain the Maintenance Department, Life Safety, and Capital Outlay budget and advise the CSBO.

Collaborate in decision-making with the administration regarding closing the school due to inclement weather.

Maintain paperwork for state R.O.E. Inspections.

Ability to consult with the district insurance company on building inspections.

Keep an up to date log of inspections outcomes and recommendations.

Schedule inspections for the following and all other annual inspections as needed.

Bleachers

Boilers

Storage Tanks

RPZ Valves

Periodic Asbestos Inspections

Elevators

Cooking Hoods - Suppression

Technology Suppression System IT

Ability to prepare annual Fertilization notices as well as other required notices.

Serve on the district construction committee and update the 10-year plan of scheduled projects

Ability to work with asbestos consultants on 3-year state renewal.

Ability to secure yearly service contracts.

Ability to prepare weekly Administrative Council report.

Perform such other tasks as the CSBO may deem necessary.

Qualifications

Minimum Qualifications and Requirements:

High school diploma or equivalent required.

Five (5) years of experience in construction and or maintenance.

Education beyond high school, such as certifications - Certified Plant Servicing Training and Examination.

Working knowledge of HVAC, electrical, plumbing, carpentry, and building automation systems.

Strong leadership, organizational, and communication skills.

Familiarity with Illinois School Code and Life Safety requirements (ISBE/ROE compliance preferred).

Valid Illinois driver's license.

Ability to lift, carry, or move heavy objects as needed.

Salary/Benefits

Work Schedule & Compensation:

Hours: 6:00 a.m. to 2:30 p.m.

Workdays: Aligned with the Lindop School District 92 academic calendar

Pay Rate: Salary commensurate with experience and qualifications. Complete benefits package in accordance with the District policies and Illinois regulations.

Salary Range: $55,000 - $70,000

Additional Notes

Work Environment:

Work is performed both indoors and outdoors in various weather conditions

May require occasional evening or weekend work for emergencies or special events.

The noise level in the work environment ranges from quiet to moderate to loud. The employee is frequently required to interact with other staff. The employee is directly responsible for the safety and well-being of students.
