Rainbow Restoration of Dickinson is seeking an experienced, hands-on Contents Project Manager / Division Lead to oversee and execute contents restoration projects from beginning to end.
This position is responsible for managing residential and commercial contents affected by water, fire, smoke, mold, and other property losses. We are looking for someone who can lead a crew, communicate professionally with customers and insurance representatives, maintain accurate documentation, and also step into the field and perform the work when necessary.
Primary Responsibilities
- Manage contents projects from initial inspection through final pack-back.
- Plan and execute pack-outs, inventory, transportation, cleaning, deodorization, storage, and pack-backs.
- Supervise and direct contents technicians and temporary labor.
- Establish project schedules and maintain production timelines.
- Properly document contents using photographs, inventory systems, and company software.
- Identify salvageable, non-salvageable, and questionable contents.
- Coordinate textile, electronics, specialty-item, and third-party cleaning when required.
- Maintain organized customer contents within the warehouse and storage areas.
- Ensure proper labeling, boxing, inventory control, and chain of custody.
- Communicate project status and expectations with customers.
- Work with insurance adjusters, project managers, estimators, and company leadership.
- Assist with preparing and reviewing contents estimates and supplements.
- Track labor, materials, equipment, subcontractors, and project expenses.
- Maintain accurate job notes and documentation necessary for billing.
- Coordinate pack-back once reconstruction or mitigation work is complete.
- Address customer concerns professionally and promptly.
- Ensure crews follow company safety procedures and industry best practices.
- Maintain cleanliness and organization of vehicles, equipment, and contents-processing areas.
- Participate in emergency-response projects when needed.
What We Are Looking For
The ideal candidate is someone who is both a manager and a producer. This is not a desk-only project management position.
You should be comfortable leading a crew while also being willing to pack boxes, move furniture, clean contents, organize a warehouse, document a loss, and do whatever is reasonably necessary to complete a project successfully.
Preferred qualifications include:
- Experience in contents restoration, moving, restoration, mitigation, or a related industry.
- Experience managing crews or projects.
- Strong organizational skills and attention to detail.
- Excellent customer-service and communication skills.
- Ability to manage several active projects simultaneously.
- Ability to document projects accurately and consistently.
- Basic understanding of insurance restoration and property claims.
- Experience with contents inventory or restoration software is preferred.
- Experience with Xactimate or insurance estimating is a plus.
- IICRC certifications are preferred but not required.
- Valid driver's license and acceptable driving record.
- Ability to lift and move furniture, boxes, and household contents.
- Ability to work occasional evenings, weekends, or emergency projects when required.

- Pack-outs and pack-backs are completed efficiently.
- Projects are well documented.
- Crews know what they are expected to accomplish each day.
- The warehouse remains organized.
- Estimates and billing documentation accurately reflect the work performed.
- Projects move forward without unnecessary delays.
- Customers, adjusters, and internal team members receive timely communication.
- Contents projects are completed professionally and profitably.
