Construction Superintendent

The Project Superintendent is directly responsible for supervising on-site construction at a single project or multiple same location projects. He/She is responsible to schedule, coordinate and supervise all craft and subcontractor activities, procure materials and equipment, resolve day-to-day challenges on the jobsite, inspect all work during construction to assure compliance with plans and specifications, resolve conflict and negotiate subcontractor invoices. The Project Superintendent will be directly involved in the development of preliminary schedules and assisting with the constructability review and site logistics planning during the preconstruction phase of a project. The Project Superintendent reports to the Project Manager.
The Project Superintendent must have an advanced understanding of construction scheduling and cost control, and needs to have the ability to control and supervise numerous or large groups of workers. The Project Superintendent is the General Contractor’s representative on the jobsite and must possess qualified experience managing all on site construction activities. He/She must be able to further employee skills and productivity and promote vendor/subcontractor and client relations as well as effectively manage on-site production seeking to assure quality work, jobsite security and safety at all times.

1. Planning and directing to assure adherence to construction schedule
   2. Coordination with the PM, vendors/subcontractors and owners; determination of manpower, materials and equipment requirements.
   3. Directing the daily activities of vendors/subcontractors and employees to assure compliance with the contract documents, safety rules, security requirements and quality control to maximize production and eliminate downtime and disruption.
   4. Protect and maintain all company equipment, personnel and interests.
   5. Evaluate employee and vendor/subcontractor performance, assess problems and challenges, and coordinate work plan to changing project conditions.
   6. Maintain detailed, concise daily project records and reports and document any important issues through field correspondence.
   7. Coordinate and supervise the inspection of construction in compliance with the governing local city, county, state and federal agencies.
   8. Participate in the negotiations of initial budgets as well as change orders and modifications to the contract documents.
   9. Investigate and report poor quality workmanship and safety violations.
   10. Review, edit and interpret plans, specifications and other contract documents for constructability, bid ability, site access and staging, material laydown, and recommended changes to maximize the ultimate success of the project.
   11. Attend and contribute to weekly construction progress meetings on site.
   12. Resolve unforeseen site conditions, unplanned interferences, contract discrepancies, and other construction conflict problems and disputes between contractor, site staff, inspector, project manager and professional consultants.
   13. Monitor construction progress and costs; take corrective action as required to mitigate impacts to the schedule and budget.
   14. Evaluate, approve and process contractors’ requests for payment.
   15. Maintain project documentation files.
   16. Manage the project closeout phase, including certificate of substantial completion, punchlist, and receipt of as-builts, warranties and O&M manuals.
   17. Utilize word processing, spreadsheet, database, project management and scheduling software applications to prepare correspondence, reports, schedule updates, and other project documentation.
