Construction Project Manager – Multifamily Renovations

Troy, MI (In-Person) | Travel Required

We are seeking an experienced Construction Project Manager to join our team and take ownership of renovation and capital improvement projects, as well as purchasing, across our multifamily property portfolio. In this role, you will manage the project complete — from contracting and purchasing through supervision, approval of work, documentation, and close out — guiding projects from RFP through final completion and keeping work on schedule, on budget, and built to the standards our properties and residents deserve. This is a full-time, in-person position based out of our Troy, MI office, with periodic travel to project sites across multiple states.

What You'll Do

You will manage a portfolio of concurrent construction and renovation projects spanning multiple markets and property types, overseeing each project in its entirety — from contracting and purchasing to supervision, approval of work, and final close out. Your core responsibilities will include developing RFPs, soliciting and leveling contractor and vendor bids, and making award recommendations based on cost and quality. You'll create and manage contracts with contractors and vendors, build and maintain project schedules and budgets, approve invoices for payment, and collect lien waivers to ensure proper documentation and risk mitigation throughout each project. You'll keep documentation current and all stakeholders informed throughout each project's lifecycle.

Coordination is central to this role — connecting on-site property management teams, contractors, vendors, and ownership to ensure alignment and resolve issues before they escalate. You'll conduct regular site visits to verify progress and quality, supervise work performance, approve completed work, and apply strong judgment to identify potential concerns early and clear communication to escalate when necessary.

Physical Requirements

This role requires the ability to sit, stand, walk, and climb stairs throughout the workday, as well as lift and carry up to 50 lbs for extended periods during an 8-hour workday.

Job Responsibilities

Roles & Responsibilities

  • Manage multiple concurrent renovation and capital improvement projects from scope development through completion, ensuring on-time, on-budget delivery
  • Oversee the complete project lifecycle, including contracting, purchasing, supervision of work, approval of completed work, documentation, and project close out
  • Create and negotiate contracts with contractors and vendors, ensuring terms align with project scope, budget, and timeline requirements
  • Solicit and evaluate contractor and vendor bids, making award recommendations based on cost, quality, and scope compliance
  • Serve as the primary point of contact for contractors, vendors, property management staff, and ownership throughout each project
  • Conduct site visits to verify work progress, quality, and contract compliance; supervise and approve completed work; review and process pay applications, change orders, and invoices
  • Approve invoices for payment, ensuring accuracy and alignment with contracted scope and completed work
  • Collect and track lien waivers from contractors and subcontractors to maintain compliance and protect project interests
  • Proactively identify and resolve project issues, escalating to ownership or leadership with clear recommendations when needed
  • Maintain thorough project documentation and provide regular status updates, budget summaries, and close-out reports to stakeholders
  • Maintain pricing agreements and relationships with key suppliers and vendors

The Work Itself

Projects managed in this role span a wide range of capital improvement and renovation scopes, including roofing, siding, and window replacements; flooring, kitchen, and bathroom renovations; concrete and parking lot work; HVAC system replacements; plumbing and electrical fixture upgrades; landscaping; and common area and amenity renovations. Prior experience in any of these trade areas is a plus, though strong project management skills and versatility across scopes are more important than specialization in a single trade.

Qualifications

What We're Looking For

You bring three to seven years of experience in construction project management, property management, or a related field, with a proven track record of successfully delivering renovation or capital improvement projects in multifamily or residential settings, from contracting and purchasing through supervision, approval, and close out. You are highly organized, capable of managing multiple projects across different markets simultaneously, and skilled at building strong working relationships with contractors, vendors, residents, and internal stakeholders. You can read and interpret scopes of work, construction documents, and contractor bids, and you're comfortable using standard project management tools and office software. Experience creating contracts, approving invoices, and collecting lien waivers is highly valued. A valid driver's license and willingness to travel periodically are required.
