Job Title: Project ManagerJob Description

This Project Manager role supports a commercial general contracting team that focuses on pre-fabricated metal buildings and commercial interior renovations. You oversee multiple projects simultaneously, manage budgets and schedules, and coordinate with subcontractors, inspectors, and internal stakeholders to deliver high-quality construction projects on time and within scope.

Responsibilities

  • Manage multiple commercial construction projects at the same time, from initial planning through completion.
  • Lead project planning efforts, including defining scope, milestones, and deliverables for pre-fabricated metal building and commercial interior renovation projects.
  • Create, maintain, and actively manage detailed project budgets, ensuring costs align with project goals and contractual requirements.
  • Develop and manage project schedules, track progress, and adjust timelines as needed to keep projects on target.
  • Coordinate and oversee subcontractor selection, including reviewing bids, evaluating qualifications, and awarding work.
  • Manage subcontractor performance throughout the project, ensuring quality standards, safety practices, and schedule commitments are met.
  • Handle project permitting activities, including preparing applications, submitting documentation, and securing required approvals.
  • Schedule and coordinate required inspections, and work directly with inspectors to resolve any issues and maintain compliance.
  • Oversee site work construction and utilities coordination, ensuring proper sequencing and integration with overall project plans.
  • Administer change orders, including identifying scope changes, evaluating cost and schedule impacts, and obtaining approvals.
  • Lead project coordination meetings and progress reviews, both in the office and on site, to keep all stakeholders informed.
  • Maintain thorough document control, including construction documents, RFIs, contracts, and project records.
  • Monitor and manage RFIs (Requests for Information), ensuring timely responses and clear communication to the project team.
  • Collaborate closely with internal teams and field staff to ensure alignment between design intent, construction activities, and client expectations.
  • Identify project risks and issues early, propose solutions, and implement corrective actions to keep projects on track.
  • Support continuous improvement by reviewing project outcomes and incorporating lessons learned into future planning and execution.

Essential Skills

  • Proven experience managing multiple construction projects simultaneously in a commercial environment.
  • Strong background in commercial construction and construction management, including field and office coordination.
  • Hands-on experience with pre-fabricated metal building projects, from planning through completion.
  • Demonstrated ability to create, manage, and track detailed project budgets.
  • Experience developing and maintaining construction schedules using project management tools.
  • Familiarity with site work construction and utilities, including coordination with civil and utility contractors.
  • Subcontractor selection and management experience, including bid review, award, and performance oversight.
  • Experience obtaining project permits and coordinating inspections with local authorities.
  • Strong project management software experience and comfort using digital tools for scheduling, budgeting, and documentation.
  • Proficiency in managing change orders, including scope, cost, and schedule impacts.
  • Experience with RFIs, project coordination, and construction document control.
  • Ability to read, understand, and work from construction documents and specifications.
  • Strong organizational skills and attention to detail in managing multiple concurrent priorities.
  • Effective communication skills for working with subcontractors, clients, inspectors, and internal teams.

  • Experience in commercial interior renovation projects.
  • Exposure to the full lifecycle of project management responsibilities, from preconstruction through closeout.
  • Ability to work independently in a small team environment while collaborating effectively with field and office personnel.
  • Comfort with conducting site visits and leading progress meetings on active construction sites.
  • Strong problem-solving skills and the ability to adapt to changing project conditions.
  • Interest in professional growth within a commercial construction environment with expanding responsibilities over time.

Work Environment

This role is based in a small office environment located outside the city, offering an easier commute and a close-knit team setting. You work primarily in the office using project management and construction-related software to manage budgets, schedules, documentation, and communication. Regular site visits are required for progress meetings, inspections, and coordination with field teams and subcontractors. Job Type & Location

This is a Contract to Hire position based out of Fallston, MD.

Pay and Benefits

The pay range for this position is $43.00 - $55.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
