Description

Construction Project Manager

Location: Dallas-Fort Worth, Texas  |  Reports to: VP of Construction

Here We GROW Again! Southwest Fitness Holdings, a division of CR Fitness, is expanding its Crunch Fitness portfolio across Texas and Arizona. We build high-quality clubs that deliver an exceptional member experience and support long-term operational success.

Position Overview

The Construction Project Manager serves as the owner’s representative for assigned new clubs, conversions, renovations, and capital improvements. Reporting to the VP of Construction, this Dallas-Fort Worth based role manages projects from due diligence and design through permitting, construction, opening, and closeout. Primary coverage is Texas, with Arizona support as assigned.

Prior experience working directly for a commercial general contractor is strongly preferred. The ideal candidate understands estimating, trade buyout, sequencing, and field execution and can use that knowledge to challenge pricing, identify scope gaps, and resolve problems. The role requires regular site presence, sound judgment, and consistent follow-through.

Key Responsibilities

  • Manage multiple assigned projects with accountability for cost, schedule, quality, opening readiness, and company standards.
  • Coordinate architects, engineers, and consultants through design and permitting. Review constructability, scope completeness, building-system coordination, brand standards, and specialty amenity requirements.
  • Track landlord approvals, permits, agency comments, utilities, and inspections; assign action owners and drive outstanding items to completion.
  • Prepare bid packages and scope narratives, coordinate site walks, and level GC proposals for trade coverage, exclusions, allowances, alternates, and owner-direct interfaces. Recommend awards to the VP of Construction.
  • Maintain project budgets, commitments, pending changes, contingency, and forecast final cost across GC, consultant, and owner-direct scopes; reconcile with Finance.
  • Challenge GC schedules for realistic durations, sequencing, critical path, and procurement dependencies. Verify progress and require recovery plans when work falls behind.
  • Coordinate procurement, delivery, and installation of assigned non-fitness-equipment packages, including flooring, millwork, lockers, AV/IT, lighting, HVAC, and specialty amenities. Track long-lead releases and delivery dates.
  • Lead owner, architect, and contractor meetings and conduct regular site visits. Verify work against approved plans, document quality and safety concerns, and track corrective actions.
  • Define GC and owner-direct responsibilities for supply, installation, receiving, storage, and protection. Coordinate access, substrates, blocking, rough-ins, power, and installation readiness.
  • Coordinate RFIs, submittals, and substitutions with the design team; secure timely decisions and maintain current drawings and approvals.
  • Review change orders for contractual basis, quantities, labor, materials, markups, and schedule impacts. Negotiate within delegated authority and obtain required approvals before work proceeds.
  • Validate pay applications and invoices against contracts, approved changes, and verified progress; route supporting documentation for approval.
  • Report weekly on schedule, forecast cost, procurement, risks, and decisions needed. Maintain organized project records, action logs, and site photographs.
  • Coordinate final inspections, occupancy approvals, punch lists, and handoff to Operations, Facilities, and IT. Complete warranties, training, closeout records, and final cost reconciliation; apply lessons learned to future projects.

Requirements

  • 5+ years of commercial construction project management experience, with demonstrated responsibility for budgets, schedules, contractors, and project delivery.
  • General contractor experience is a major plus. GC Project Manager, Assistant Project Manager, or Superintendent experience with cost, schedule, and contract responsibilities is especially valuable.
  • Experience delivering multiple commercial tenant improvements, conversions, renovations, or ground-up projects; fitness, recreation, hospitality, or similar facilities preferred.
  • Ability to read architectural, civil, structural, and MEP drawings and identify constructability issues, coordination conflicts, and scope gaps.
  • Working knowledge of estimating, bid leveling, trade buyout, construction sequencing, critical-path scheduling, change orders, pay applications, and closeout.
  • Experience coordinating consultants, landlords, agencies, GCs, subcontractors, and owner-direct vendors.
  • Proficiency with Excel, Bluebeam or comparable drawing review tools, and Procore or similar project management software.
  • Strong communication, negotiation, and commercial judgment; ability to manage competing priorities independently and escalate material issues to the VP of Construction.
  • Willingness to travel regularly, including overnight Arizona trips as assigned; travel may exceed 50% during active construction and openings.
  • Alignment with Southwest Fitness Holdings’ mission, culture, and growth objectives.

Compensation & Benefits

  • Competitive base salary + performance-based bonus
  • Medical, Dental, Vision and Life Insurance
  • 401K with match and PTO
  • Free CR Fitness membership and discounted Personal Training sessions
  • Team-oriented work environment with significant career growth opportunities in a rapidly expanding company
