Job description:

We are seeking a highly experienced and motivated Construction Project Manager to lead our ground-up apartment building general contracting projects. As a Construction Project Manager, you will be responsible for managing the overall project from initiation to closeout, ensuring that it is completed on time, within budget, and to the required quality standards.

Responsibilities:

  • Develop and maintain project plans, schedules, budgets, and resource allocation plans
  • Identify and manage project risks and issues, and develop contingency plans as needed
  • Communicate with clients, stakeholders, and project team members to ensure that project objectives are understood and met
  • Work with architects, engineers, and other consultants to ensure that project requirements are properly defined and documented
  • Manage the procurement process, including the selection of subcontractors and suppliers, and the negotiation of contracts and purchase orders
  • Coordinate and supervise the work of subcontractors, suppliers, and other project team members to ensure that they are meeting project requirements
  • Ensure that all project documentation, including contracts, change orders, and other agreements, are properly executed and maintained
  • Develop and implement project quality control procedures to ensure that work is done to the required standards
  • Monitor project progress and prepare regular status reports for clients and stakeholders
  • Ensure that project invoices are submitted on time and that payments are received in a timely manner
  • Manage project closeout activities, including the preparation of final project documentation, and the handover of the completed project to the client.

Requirements:

  • Full time
  • In office 50% in field 50%
  • Local here in LA. Projects are on Westside, Hollywood and Studio City
  • Needs 5 years of multifamily ground up development experience
  • Act as owners rep and construction manager for Real Estate developer with 10 active projects.
  • Managing Architects engineers general contractors utility companies etc
  • Reviewing reports daily logs schedules change orders inspections RFIs
  • Acting as the owner to manage all parties to keep the project on schedule and on budget
  • Salary range 150k-250k depending on experience, bonuses and raises
