If you have a background in multifamily, mixed-use, hospitality or similar project experience in construction or development, please apply now for immediate consideration or contact Elijah directly for more info.Job DescriptionOur Project Manager will be responsible for the following:Manage the entitlement process with the City of Los Angeles, including coordination with LADBS, Planning Department, and the Warner Center Specific Plan review processOversee due diligence, site assessment, and feasibility coordination with consultantsLead project scheduling from pre-development through construction and occupancyManage RFP/RFQ processes for GC selection; evaluate GC bids and qualificationsNegotiate and administer AIA contract documents, including GMP contractsManage design team (architect, MEP, structural, civil) through SD, DD, and CD phasesCoordinate plan check submissions and responses with LADBSManage LADWP coordination for service, utility connections, and approvalsReview drawings and specifications for constructability, code compliance, and valueMaintain design schedule and budget alignment through all phasesReview and approve Requests for Information (RFIs), submittals, and change ordersMonitor GC performance against schedule, budget, and quality standardsManage draw requests and GC pay applications using AIA G702/G703 documentationTrack and manage Owner-furnished items, allowances, and contingencyCoordinate third-party inspections, special inspections, and testingIdentify and resolve construction issues proactively before they become claimsOversee Certificate of Occupancy process with LADBSCoordinate commissioning, systems training, and warranty documentationCompile and deliver final close-out packages to ownershipThe Successful ApplicantA successful Project Manager will have:8+ years of experience in construction and/or real estate developmentBachelor degree in engineering, construction, architecture, or a related fieldExperience leading multifamily or mixed-use projects in Southern CaliforniaProficient in Procore, MS Project, Bluebeam and similar project management softwareStrong communication skills and track record building relationships with contractors, consultants, architects, etc.Ability to read and review drawingsWhat's on OfferWe are offering the ideal Project Manager:A competitive base salary ranging $170,000-$200,000Bonus program based on project milestone progressFull benefits including medical, vision, dental insurance and 401k matchThe opportunity to build a career in development with a reputable, talented team around you401(k) with company contributionVehicle allowance or car packageProfit sharing opportunitiesPTO and paid holidaysCompany phone and laptop providedLong-term opportunity tied to a growing multifamily pipeline in a key submarket
