    Position Title: Maintenance Technician

    Reports To: Property Manager, Maintenance Supervisor, or Board of Directors

    FLSA Status: Non-Exempt (Hourly)

    Position Summary

    The Maintenance Technician is responsible for the maintenance, repair, appearance, and safe operation of the condominium association's common elements, facilities, grounds, and equipment. This position helps preserve property values, enhance resident satisfaction, and ensure the community remains safe, attractive, and well-maintained.

    Essential Duties and Responsibilities

    Building Maintenance

    Inspect buildings and common areas daily for maintenance needs.

    Perform minor carpentry, painting, drywall, and repair work.

    Repair or replace door hardware, locks, handrails, and signage.

    Maintain roofs, gutters, and drainage systems as directed.

    Assist with unit-owner maintenance issues involving common elements.

    Plumbing Maintenance

    Repair leaks in common-area plumbing systems.

    Maintain and repair faucets, toilets, and fixtures in common facilities.

    Monitor water systems and report major issues requiring contractors.

    Respond to water intrusion and emergency plumbing situations.

    Electrical Maintenance

    Replace light fixtures, bulbs, and ballasts.

    Troubleshoot common-area electrical issues.

    Maintain exterior lighting and security lighting.

    Report major electrical problems requiring licensed contractors.

    HVAC and Mechanical Systems

    Monitor HVAC systems serving common facilities.

    Replace filters and perform routine preventive maintenance.

    Inspect mechanical rooms and equipment.

    Coordinate repairs with HVAC contractors when necessary.

    Grounds and Exterior Maintenance

    Maintain cleanliness of grounds, sidewalks, parking areas, and common spaces.

    Remove litter and debris.

    Perform basic landscaping duties as assigned.

    Monitor irrigation systems and report deficiencies.

    Assist with storm preparation and cleanup.

    Preventive Maintenance

    Conduct routine inspections of all common elements.

    Follow preventive maintenance schedules.

    Maintain maintenance logs and records.

    Identify potential maintenance issues before they become major repairs.

     

    Emergency Response

    Address water leaks, storm damage, power outages, and safety hazards.

    Assist emergency responders when necessary.

    Secure damaged property to prevent further loss.

    Resident Relations

    Interact professionally with residents, guests, and vendors.

    Respond courteously to maintenance concerns.

    Report resident concerns to management.

    Maintain a customer-service-oriented attitude.

    Safety Responsibilities

    Follow all OSHA safety regulations.

    Use proper personal protective equipment (PPE).

    Maintain safe work practices.

    Report unsafe conditions immediately.

    Maintain tools and equipment in safe operating condition.

    Minimum Qualifications

    High school diploma or equivalent.

    Two years of maintenance experience preferred.

    Basic knowledge of plumbing, electrical, HVAC, and carpentry.

    Valid driver's license.

    Ability to lift 50 pounds and work outdoors in varying weather conditions.

    Ability to use common hand and power tools.

    Desired Certifications

    Deck Building Experience preferred

    HVAC Certification

    OSHA Safety Training

    First Aid/CPR Certification

    Performance Standards
