This is a fast-growing, amenity-rich property serving UW-Madison students, and the team leases well ahead of each school year and handles a big turn season every August.     WHAT YOU'LL DO

    • Run the day-to-day operations of a luxury student housing community
    • Lead the leasing cycle for each upcoming school year, including roommate matching for prospective residents
    • Manage the high-volume turn season each August — coordinating move-outs, unit prep, and move-ins on a tight calendar
    • Supervise and support the on-site leasing and maintenance team
    • Drive occupancy and renewal numbers through strong resident retention and marketing
    • Handle resident relations day to day — renewals, service requests, and general community engagement
    • Oversee the property's amenities and vendor relationships, from the pool and fitness center to parking and study lounges
    • Manage the property's budget, expenses, and financial reporting
    • Keep the property compliant with Fair Housing and other applicable regulations

    WHAT IT TAKES

    • 3-5+ years of property management experience, ideally in student or multifamily housing
    • Comfort with the fast-paced, cyclical nature of student housing leasing and turn season
    • Proven ability to lead an on-site leasing and maintenance team
    • A solid handle on budgeting, NOI, and financial reporting
    • Excellent communication and customer service skills
    • Familiarity with property management software like Yardi, Entrata, or RealPage
    • Working knowledge of Fair Housing and landlord-tenant law
    • Willingness to work evenings and weekends during peak leasing and turn periods
    • A real interest in creating a great resident experience, not just filling units
