Community Manager

On-site leadership role · Multifamily community · Kennesaw, Georgia


This is a resident-facing leadership job, not a maintenance job. You own how the community feels to live in, how the small site team performs, and how problems get solved before they become reviews or turnover. You direct work. You do not spend your day with a tool belt.


The Role


We operate apartment communities and need a Community Manager who is present, composed, and accountable. Residents should know who you are. Ownership should trust that standards hold when they are not on site. Your team should know what “done right” looks like because you inspect results, not because you did the repair yourself.


What You Will Own


Resident experience: Communication, walk-throughs, complaints, renewals, and the tone of the community.


Small-team leadership: Coach, schedule, and hold accountable a site team, including office/leasing staff, technicians, and vendors. Typical span is a handful of people, not a large department.


Standards: Curb appeal, clubhouse and amenity readiness, cleanliness, and follow-through. If it looks tired, that is your problem to fix through people and vendors.


Work coordination: Unit turns, work orders, landscaping, trash valet, and pool service. You plan, inspect, and close the loop. You do not perform the trade work as your primary job.


Issue resolution: Angry or anxious residents, missed vendor work, and problems that can turn into bad reviews or legal risk if they sit.


Partnership with ownership: Occupancy, collections support, property condition, and honest reporting. No surprises.


Who We Want


People who already know how to run a small team in front of customers. Prior apartment maintenance experience is not required and is not the profile we are targeting.


• 3+ years leading a small team (roughly 3–10 people) with hiring, coaching, or performance management responsibility.


• A track record of dealing with the public under pressure, including experience in hospitality, hotels, restaurants, retail store leadership, student housing, senior living, or the leasing/office side of property management.


• Comfort inspecting work you did not personally perform and sending it back when it is not right.


• Clear written and verbal communication. Residents and ownership both hear from you.


• Willingness to be on site, visible, and available. This is not a remote coordinator role.


• Valid driver’s license and reliable transportation.


What Is Not Required


• HVAC, plumbing, electrical, or other trade licenses.


• A career as a maintenance technician or maintenance supervisor.


• Years of punch-list or unit-turn production as your primary skill set.

Helpful but Not Required


• Multifamily or HOA experience on the management, leasing, or resident-services side.


• Experience managing vendors rather than employees only.


• Comfort with basic property software, including work-order, accounting, or CRM tools. We will train on ours.


Compensation and Logistics


Compensation: $110,000–$120,000 annually, commensurate with experience. Benefits package discussed with qualified candidates.


Location: Kennesaw, Georgia. This is a full-time, on-site leadership position assigned to a multifamily community in Kennesaw. Specific property and reporting details will be discussed with qualified candidates during the interview process.
