WHAT YOU'LL DO
- Run day-to-day leasing, renewals, and resident relations for a workforce/value-tier community
- Own the budget — track actuals against plan, flag variances, and manage controllable expenses closely
- Keep delinquency and bad debt in check through consistent collections and follow-through
- Set and hit occupancy goals, adjusting pricing and marketing for a value-conscious renter base
- Supervise and develop the on-site leasing and maintenance team
- Coordinate unit turns and preventive maintenance to keep make-ready times short on an older asset
- Manage vendor relationships and bids for repairs, capital work, and grounds
- Handle resident issues, lease violations, and evictions when needed, in line with local landlord-tenant law
- Walk the property regularly and stay ahead of deferred-maintenance items before they turn into capital problems

WHAT IT TAKES
- 3-5+ years of property management experience, ideally with market-rate B/C or workforce housing
- Comfortable owning a budget and explaining variances, not just reporting numbers
- Steady under pressure — collections, evictions, and maintenance issues come with the territory here
- Hands-on leadership style — this isn't a hands-off, delegate-everything role
- Familiar with property management software (Yardi, OneSite, RealPage, or similar)
- Strong grasp of fair housing law and local landlord-tenant regulations
- Comfortable with vendor management and getting competitive bids on repair/capital work
- Clear, direct communicator with residents, vendors, and ownership alike
- Valid driver's license and reliable transportation
