As a Community Maintenance Technician/Custodial Associate, you will be responsible for maintaining the cleanliness, appearance, safety, and functionality of the community's common areas, facilities, condominium buildings, and recreation center. This role performs a variety of maintenance, repair, custodial, and grounds-related duties, including carpentry, roofing/gutters, electrical, plumbing, masonry, painting, snow removal, and general upkeep.
The position performs minor troubleshooting, repairs, and adjustments; identifies mechanical malfunctions and reports them to the appropriate party for further action; and exercises good judgment in determining when a project requires the services of a higher-skilled technician or contractor. Custodial responsibilities include cleaning and maintaining common areas, restrooms, lobbies, elevators, recreation facilities, and other community spaces to ensure a clean, safe, and welcoming environment for residents and guests.
Duties may also include moving equipment and furniture, setting up rooms for meetings and events, maintaining work logs, completing preventative maintenance tasks, and responding to emergency maintenance and snow removal needs. Must carry a work cell phone and participate in the required emergency on-call rotation.
Your Responsibilities:
- Provide regular status updates to the General Manager.
- Monitor and maintain maintenance and custodial supply inventory and submit requests for supplies as needed.
- Take initiative and work independently with minimal supervision.
- Recognize and address maintenance, safety, and cleanliness concerns quickly and appropriately.
- Promptly respond to emergencies and coordinate with other responders to ensure the safety of the community.
- Understand and adhere to established budgets and company procedures.
- Complete regular community inspections and prepare status reports.
- Ensure tools, equipment, and supplies are properly maintained, secured, and stored when not in use.
- Perform minor and major repairs to common-area buildings, facilities, and equipment as needed. Document work through the appropriate work order system and notify the supervisor when appropriate.
- Conduct minor repairs on ground-level lighting or lighting accessible using a 6-foot ladder.
- Regularly inspect the property for burned-out lights and replace them as needed.
- Perform preventative maintenance functions throughout the community.
- Monitor and maintain sump pumps and boiler equipment, including checking and adjusting temperatures as needed.
- Inspect fire escapes and fire escape balconies on all floors and report concerns to ensure compliance with applicable fire prevention regulations.
- Perform snow removal and related winter-weather responsibilities as needed.
Custodial & Community Appearance Responsibilities:
- Sweep, vacuum, mop, wax, strip, and polish floors, stairways, and carpets as needed.
- Clean and maintain lobbies, hallways, elevators, stairwells, recreation areas, and other common spaces.
- Dust and polish furniture, woodwork, fixtures, equipment, and other surfaces as needed.
- Clean and stock restrooms and laundry room facilities.
- Clean windows, mirrors, lighting fixtures, exit signs, baseboards, molding, and other building surfaces.
- Wipe down handrails, doors, and frequently touched surfaces.
- Power wash walkways and other common-area surfaces as needed.
- Remove cobwebs, fallen yard debris, litter, and other debris from the property.
- Empty, clean, and properly dispose of trash and recycling from designated areas.
- Maintain a clean, orderly, and presentable appearance throughout the community.
- Move and arrange furniture and equipment and assist with room setup for meetings, events, and community activities as needed.
- Maintain custodial equipment and report any equipment requiring repair or replacement.
- Use cleaning products, tools, and equipment safely and in accordance with established procedures.
- Always interact with residents, guests, vendors, and team members in a courteous and professional manner.
