    DSI Real Estate Group is seeking a dedicated and enthusiastic Community Apartment Manager to lead our residential community based in the East Side of Madison, Wisconsin. In this role, you will create a positive living experience for our tenants, foster relationships, and manage day-to-day community operations.Essential duties and responsibilities include, but are not limited to:
    • Responsible for the overall operations and administrative management of assigned community
    • Oversee the leasing process, including conducting property tours, processing applications, preparing leases, and ensuring timely move-ins.
    • Manage occupancy levels and implement strategies to maximize resident retention.
    • Maintain a level of service excellence in all interactions with residents, vendors, staff, and colleagues.
    • Provide exceptional customer service to residents by promptly addressing inquiries, concerns, and maintenance requests.
    • Generate and maintain lead management and availability reports.
    • Cultivate and maintain community relationships, including establishing connections with local businesses to explore potential benefits for tenants.
    • Conduct quarterly market studies to propose or adjust rental and renewal rates as needed after approval.
    • Assist customers and vendors as needed to maintain efficient communication and relationships.
    • Administer move-out, renewal, or eviction procedures per company standards.
    • To ensure routine community upkeep; inspect building and exterior common areas, building systems, landscape, and other common amenities, document items noted on the Weekly Checklist, and ensure necessary repair and maintenance activities are conducted in a timely manner.
    • Review and accept seasonal service contracts negotiated by the corporate office. Obtain additional bids when necessary.
    • Collaborate with the corporate office in preparing annual budgets to align financial goals with business objectives.
    • Routinely review and approve property-specific invoicing after work is completed satisfactorily (utilities, project, vendor, seasonal, etc.)
    • On a monthly basis, review and comprehend the financial position of the community.
    • Monitor and contact tenants to collect rent due.
    The successful candidate will have:
    • High School Diploma or GED, along with a minimum of 3 to 5 years of experience in property management is required.
    • Experience with a multi-building apartment complex is preferred.
    • Demonstrated commitment to customer service and a track record for exceeding customer expectations.
    • Proficiency in Microsoft Outlook, Excel, and Word, and the ability to learn new technology to improve internal processes and delight tenants. Proficiency in Rent Manager is preferred.
    • Demonstrated strength in time management and organizational skills with the ability to multi-task in a fast-paced work environment.
    • Ability to prioritize the workload, take initiative, and meet deadlines.
    • Strong attention to detail and the wherewithal to follow through.
    • Excellent communication, interpersonal, and problem-solving skills.
    • Ability to work independently in an efficient and effective manner, while also being a team player with a willingness to help others.
    • Demonstrated ability to adapt quickly to change.
    • Strong sense of professionalism with the ability to establish and maintain relationships with internal and external business partners.
    • Valid Wisconsin Driver’s License in good standing with reliable transportation.
