    Commercial Title Policy Specialist

    Rockland County, NY (Chestnut Ridge) — onsite, with hours flex for the right candidate

    $80,000 - $100,000 DOE

    We're hiring an experienced Commercial Title Policy Specialist to join an established commercial policy department. This is a niche, technical seat — you'll own complex multi-state commercial files end-to-end, work directly with underwriters on high-liability approvals, and be the go-to point of contact for closing attorneys and clients on commercial deals.

    Responsibilities:


    Issue and review commercial title insurance policies, including multi-state portfolios and proformas

    Handle Fannie Mae / Freddie Mac requirements and ensure full compliance on commercial transactions

    Draft, review, and apply commercial endorsements across multiple jurisdictions

    Work directly with underwriters to secure high-liability (HLI) approvals

    Determine disposition of interests affecting title and resolve complex curative matters

    Maintain and grow relationships with closing attorneys, lenders, and key client contacts

    Serve as the internal subject matter expert on commercial policy questions


    Qualifications:


    Direct experience issuing commercial title insurance policies (not residential — this is a different animal)

    Strong working knowledge of Fannie/Freddie requirements on commercial deals

    Multi-state experience and confidence with state-specific endorsements

    Track record of communicating directly with underwriters on HLI approvals

    Experience handling portfolio and proforma work across multiple states

    Reliable, detail-obsessed, and comfortable owning files independently


    Nice to have


    Existing relationships with closing attorneys in the NY/NJ/tri-state market

    Experience with national lender clients

    Bar admission or paralegal background (not required)

    Onsite at the Chestnut Ridge office

    Standard hours 9–5, but flexible scheduling available for candidates who bring strong experience to the table

    Established department, stable book of business, real career runway in a specialized lane
