General Overview


The Wideman Company is seeking a driven, hospitality-forward Commercial Property Manager to lead day-to-day operations and long-term strategic direction across a dynamic commercial portfolio — including a Class A office building and Property Owners Association.  This is a high-visibility role for a professional who takes pride in creating exceptional tenant experiences and maintaining properties to the highest-Class A standards.


As a key ambassador of the company’s values, you will foster strong tenant relationships, inspire cross-functional teams, and drive operational excellence across the portfolio.  The Property Manager plays a critical leadership role in maximizing net operating income while maintaining exceptional property standards and delivering outstanding tenant service. This position oversees tenant relationships, operational efficiency, cost management, and approved capital expenditures, ensuring every decision aligns with long-term portfolio goals. When assigned, the Property Manager also leads tenant improvement projects, coordinating timelines and resources to deliver results.


In partnership with leasing representatives and Tenant Services Coordinator, the Property Manager supports tenant retention strategies and prepares vacancies for optimal market presentation. Success in this role requires proactive collaboration across the Wideman team, a commitment to excellence, and the ability to drive projects to completion with precision and accountability.

Key Responsibilities


Property Operations & Maintenance


  • Conduct regular inspections of building systems, equipment, grounds, and common areas to ensure Class A presentation standards are maintained 
  • Oversee janitorial, landscaping, engineering, and maintenance vendors; conduct quarterly vendor performance reviews 
  • Coordinate preventative maintenance programs and emergency response procedures 
  • Support capital planning initiatives and approved capital projects 
  • Provide bi-weekly property updates to Asset Management 
Tenant Relations & Customer Service


  • Build and maintain strong professional relationships with tenants 
  • Manage tenant service requests and ensure timely response and resolution within established SLA standards 
  • Oversee tenant portals, work order systems, and lease administration processes 
  • Assist with tenant renewals, expansions, contractions, move-ins, and move-outs 
  • Coordinate tenant engagement and retention events in partnership with the Tenant Services Coordinator 
  • Maintain tenant satisfaction benchmarks through proactive communication and service 
Financial & Budget Management


  • Develop and manage annual operating budgets for assigned properties 
  • Review monthly operating reports and explain budget variances 
  • Code and approve invoices through Yardi 
  • Monitor accounts receivable, tenant delinquencies, and real estate tax matters 
  • Prepare timely and accurate financial reporting in accordance with company standards 
Vendor & Contract Administration


  • Negotiate and manage vendor contracts and service agreements 
  • Ensure vendors maintain required insurance coverage and compliance documentation 
  • Audit vendor contracts and certificates of insurance regularly 
Risk Management


  • Minimize operational risk and property exposure 
  • Monitor insurance documentation for tenants, vendors, and contractors 
  • Support workplace safety and incident prevention initiatives 
  • Coordinate post-incident reporting and follow-up procedures 

Qualifications


  • Bachelor’s degree preferred 
  • 3+ years of commercial property management experience, including tenant improvement coordination 
  • Community Association Management Certificate required or willingness to obtain within 6 months 
  • Experience managing third-party vendors and contractors 
  • Strong organizational, problem-solving, and multitasking skills 
  • Excellent written and verbal communication skills 
  • Proficiency with Google Workspace, Microsoft Office, and business software platforms 
  • Yardi experience preferred 
  • CPM, CFM, or RPA certifications are a plus 
  • Valid driver’s license and reliable transportation required
